76-Story Okan Tower Approved By Planning & Zoning

Plans for the 76-story mixed-use Okan Tower (also known as The Sterling) have been approved by Miami’s Planning & Zoning Department.

Developer Okan Group’s application was submitted in June 2017, and sent to the Urban Development Review Board in October. Approval was granted on April 7, including waivers from Miami 21.

The project includes a 76-story, 956-foot tower. Inside, there will be 362 residential units, 300 full-service hotel rooms, and 90,000 square feet of office, according to architect Behar Font.

Cautiously happy about this possible beauty rising in our city. So many times I've been lead down this path of excitement only to be disappointed when the project is once again scrapped.

Okan’s 73-Story Tower Getting Hilton Brand, Condo Sales About To Launch

Billionaire Turkish developer Bekir Okan is launching plans for a $300 million, 70-story hotel and condo tower in downtown Miami.

Okan Tower will have a 294-room Hilton-branded hotel, 236 condo-hotel units, 153 condos, 64,000 square feet of Class A office space and a restaurant on the 67th floor. Okan Group unveiled the project at an event at its 3,000-square-foot sales gallery in Istanbul on Wednesday, Daniel de la Vega of One Sotheby’s International Realty said. “We felt it would be most strategic to start there,” he added.

The developer will officially launch sales in Miami when the sales gallery opens Thursday at 542 North Miami Avenue. Construction is expected to begin later this year, de la Vega said.

One Sotheby’s will handle residential sales of the building planned for 555 North Miami Avenue. Prices will start at $318,500 and range from 447 square feet to 1,245 square feet. The four duplex penthouses will range from 1,872 square feet to 2,142 square feet and from $1.9 million to $2.4 million, de la Vega said. Jerry Sanchez is the director of sales.

Okan is targeting foreign investors for the residential units, and will build the tower with its own equity. De la Vega said that despite the slowdown in luxury condo sales, he is confident the units are priced competitively. And the developer is hoping that the tower will appeal to international investors “looking for value opportunities” who are out-priced by the glut of luxury condos on the market in Miami, founder Bekir Okan wrote in an email.

Amenities at Okan Tower will include a sky pool on the 70th floor, a Hammam spa, health and fitness center, outdoor lounge, a kids’ playroom, gourmet kitchen, movie theater, wine cellar and a cigar room, according to a press release. Behar Font & Partners designed the tower.

Okan Group was founded in 1972 by Bekir Okan, who has a home in Miami, where two of his children attended college, he said. His firm owns the Istanbul-based Okan University, which opened a campus in Dania Beach in 2015, and has invested in Turkmenistan and Kazakhstan. Okan Tower will be the first real estate development in the United States for the company.

This and Aston Martin tower are great future additions. Proving that Miami does indeed have some amazing architecture in the pipeline. Odds seem good that this will rise.

I think this has an extremely high likelihood of proceeding and being completed. The area is on fire between WorldCenter and Miami Central, and this would become an instant landmark because of its height.

At Least 45 Condo Units Reserved At Okan Tower, Groundbreaking In Q4

Kasim Badak, CEO of Okan Development Group, told The Real Deal last week that 45 units have already been reserved by buyers in Turkey and the U.S. since the project launched in May.

The 890-foot tower will include a total of 389 condo and condo-hotel units. There will also be 294 hotel rooms managed by Hilton, which aren’t for sale.

Buyers are required to place a 10 percent deposit to make a reservation, and up to 50 percent will be required during construction.

Okan will break ground in the fourth quarter of 2018, with completion in 40 to 45 months, Badak said. The developer will self fund construction.
