26-story condo will rise near the Brooklyn Bridge

Plans filed with the city’s Department of Buildings list Hill West Architects as the architect on the project. In all, the development will measure just over 250,000 square feet, and stand 270 feet tall. The building will have 74 apartments spread out over approximately 178,000 square feet of space; that indicates an extremely generous average of 2,400 square feet per unit.

Amenities announced so far include a gym, a sauna, a spa, yoga rooms, a residents lounge, bike storage, a swimming pool, a recreation center, and on-site parking. According to YIMBY, the project is located just outside of the Dumbo Historic District, which means the developer won’t need to seek additional approvals from the city’s Landmarks Preservation Commission, in order to move forward.

Sneak Peak at Sail-Like Tower and School to Rise Next to the Brooklyn Bridge in DUMBO

Last month, Fortis Property Group quietly filed plans to build a sizeable project in DUMBO next to the ever-majestic Brooklyn Bridge. The trophy lot measures over 52,000 square feet in area and is the largest undeveloped tract in the neighborhood since work on the condo-rental 85 Jay Street began. Like 85 Jay, Fortis acquired the site at 30-60 Front Street from the fleeing Jehovah’s Witnesses’ who used the triangular site as a parking lot. Fortis closed on the lot in December 2018 for $91 million and filed permits a month later to build a 26-floor, 76-unit mixed-use tower brimming with amenities.

DUMBO locals may find some concern with this project due to its proximity to the Brooklyn Bridge and its near 400-foot height. However, plans show a rather slender tower will sit some distance from the bridge to quell concerns. In 2003, locals protested Two Trees' plan to build a 17-floor residential and commercial tower nearby at 60 Water Street saying its height was disrespectful to the Brooklyn Bridge and would obstruct views. Not known to shy away from the controversy, Fortis is behind the sweeping River Park plan, a redevelopment of Long Island College Hospital in Cobble Hill.

The firm Hill|West is listed as the architects of record but judging from the approved zoning diagrams, a partnering avant-garde designer may also be onboard. Drawings show much of the lot will be covered by a five-floor podium packed with residential bells and whistles such as a gym, yoga room, sauna, swimming pool bowling alley, storage, sixth-floor terrace, and a lounge. There will also be 220 parking spaces (overkill) and a three-story school.

Above the base is a dramatically receding tower housing no more than six units per floor and climaxing with a full-floor 26th-floor penthouse and terrace. To crest more 370 feet above the mid-rise neighborhood, many apartments will have postcard views of the East River bridges and the Manhattan skyline. The diagram drawing shows no facade details but implies a thoroughly modern affair. The only New York projects resembling the unique form may be the Standard East Village at 25 Cooper Square and a never-built proposal for a 23rd Street condo nicknamed the Pope Hat.

Excavation Begins For 26-Story Tower At 30 Front Street In DUMBO, Brooklyn

Excavation and the insertion of pilings have commenced for a new 26-story, mixed-use structure at 30 Front Street in DUMBO, Brooklyn. Hill West Architects will be responsible for the design, while Fortis Property Group is the developer of the 360,000-square-foot project that will stand 270 feet tall and come with 74 apartments, averaging 2,400 square feet apiece.

Photos were taken by Tectonic and show the current state of construction.

The black-and-white rendering shows a distinctive sweeping design, with a series of balconies of different sizes and geometries on the edge of each floor plate, topped off by a sloped crown that completes the elegant curve. The main massing sits atop a large podium that appears to take up the entire triangular parcel. The building’s unorthodox shape will definitely stand out among the surrounding mix of traditional industrial-style warehouses. The rendering is oriented southward, with the tail end of the Brooklyn Bridge located across York Street.

According to permits filed late last year, 177,900 square feet of the building’s floor space will be dedicated to residential use and 72,500 square feet for community facilities, while the remainder will most likely be allocated for 416 parking spaces. The 22nd and 26th stories will feature full-floor units, and two duplex penthouses will span the 24th and 25th floors. Amenities will include a residential lounge, a sauna and spa, a yoga room, and a sixth-floor swimming pool that will sit adjacent to recreational space.

The site was previously occupied by a parking lot for the Jehovah’s Witnesses’ former headquarters, famous for its prominent Watchtower sign. The plot at 30 Front Street was the last piece of real estate the group sold off, which concluded a seven-year process of relocating to Warwick, New York.

A completion date has not been announced yet.
