AUSTIN | The Quincy (93 Red River) | 369 FT | 30 FLOORS | T.O.

This tower was rumored to be getting a height bump, and it did, from 354 feet with 29 floors to 368 feet 8 inches with 30 floors. The start of construction has been announced as November 1st.

Here’s 91 Red River, the Rainey Street District’s Next Tower

JAMES RAMBIN JULY 5, 2018

Hey, remember our sneak peak at downtown’s most mysterious upcoming tower projects? It looks like we don’t have to draw a big green box anymore for the building planned at 91-93 Red River Street, a rectangular .74-acre plot of land assembled from two adjacent addresses owned by entities associated with Austin-based commercial real estate firm Endeavor Real Estate Group.

No matter what name it gets in the end, the tower contains 328 residential units, three floors of offices totaling nearly 80,000 square feet of space, and two ground-floor retail spaces suitable for restaurants. The building also contains one level of subterranean parking, then seven additional floors of garage above the street-level lobby, with curb cuts allowing access from Davis and Driskill Streets.

Floors nine through 11 are occupied by office space, with a 17,000-square-foot amenity level on the 12th floor. Levels 13 to 29 contain the tower’s residential units — which have not yet been identified as condos or apartments, though apartments seem more likely — with roughly 18,000 square feet of space per floor. Along with 588 parking spaces, the building will provide space for 65 bikes.
We don't actually have any renderings of it yet, just the colorized elevations from the site plan.

It won't be alone either. This mockup graphic doesn't even show what all is planned in that area. At least 10 to 11 other towers are planned for that area that will stretch the skyline south around the river. The only one of these that has started is 70 Rainey, and it's wrapping up construction now.

Pre-construction work to start soon on 30-story apartment tower near Rainey Street

Offices and shops also part of the plan

By Marissa Luck – Staff Writer, Austin Business Journal

Endeavor Real Estate Group LLC will soon take the first major steps toward starting construction on its 30-story apartment tower near Rainey Street in downtown Austin.

The Austin-based real estate developer expects to start demolishing an old warehouse at 91-93 Red River St. in the next six weeks.

“This is one more thing to check off the list,” said Will Marsh, principal at Endeavor. He added that the company is “serious” about breaking ground by the end of the year or early 2019 on the site sandwiched between the Kimpton Hotel Van Zandt and the Fairmont Austin hotel.

Three floors remaining. Glass is around halfway up the residential portion.

It's the white building in the middle left of the photo in front of the Fairmont Hotel.
