Downtown Redmond and Downtown Kirkland are getting to be sizeable centers in their own right. They probably have a couple thousand apartments each within a short walk, as well as decent volumes of commercial uses.

Info from c33f @ SSC regarding a 3/8/17 Bellevue upzone meeting:

Least to say, there was no organized opposition to the upzoning, no heated debates and no controversy like that seen in the meetings for the U District upzone and Los Angeles's Prop. S. Those who spoke out against the upzone were the exception rather than the norm.

Thus, most of the concerns in the public comment were tower spacing, tower setback and FAR requirements and how the three impede the feasibility of highrise towers and development. The same people (professionals) who spoke gave detailed suggestions and proposed changes to these three items to make high rise construction and development more feasible.

Also from the public comment...
  • Developers are waiting for the upzone to be adopted before springing into action... thus explaining the lull in new construction of highrise towers.
  • Request for more density near future Link Light Rail Stations and reconsideration of the amounts of parking allowed at developments in station areas.
  • Several comments with wishes for more height.. like going 300' (91 m) in the 264' (81 m) zone.
The planning commission set a goal to wrap up their review of this plan by the end of April, implying that the upzone will be forward to City Council sometime around May... looking like a late-Spring vote for adoption (likely) or rejection (not likely).

Bellevue City Council adopts major Downtown Land Use Code update

Council adopts major Downtown Land Use Code update
Posted on 10/17/2017

After nearly five years in the making, a major Land Use Code update to the Downtown neighborhood was approved by the City Council Monday night. The project, referred to as “Downtown Livability Initiative,” is aimed at making Bellevue’s fastest growing neighborhood more viable, livable and memorable. It is the first overhaul to the Downtown area in over 35 years.

“The Downtown Livability Initiative is a monumental body of work that will enhance the character and vibrancy of Downtown Bellevue today and into the future,” said Mayor John Stokes. “This significant land use code update really was a great team effort and I want to thank everyone who was involved in moving this vision forward.”

I suspect this is because NE 2nd St has only been widened to its final 5-lane configuration for this one city block due to redevelopment covering both sides of NE 2nd from 108th to 106th, but even as an interim layout can't believe it was deemed acceptable by B-DOT.

Access to hotel via alley between Soma Towers and AC Hotel:

Future mid-block connection will go between AC Hotel and Civica Commons once the rest of the superblock is built out.

Here is a progress report from August 1 - excuse the quality, had to hold up my phone above the fence to get a peek:

Are they trying to place-make and not just have a thu-bridge for cyclists? They probably could lid the lid... put the bike trail in a tunnel crossing the freeway and build up a lid and park on top of it. I'm guessing that most leisure cyclists might not like having an arch bridge to get over.

Bellevue WA Skyline

Downtown Bellevue skyline viewed from the northwest. There's still some snaggletooth and need for variation in length and height from this angle.
