citizenM to show revised design for a modular hotel on Westlake

The citizenM hotel planned for 201 Westlake Ave. N. in South Lake Union is due for its second and likely final design review meeting on Wednesday at 8 p.m. in the Seattle Parks and Recreation Administrative Building, 100 Dexter Ave. N.

Seattle, we need to talk. It’s undeniable that we are creating the model for an urban high-tech corridor that eschews the inefficient sprawl that has been so entrenched in the American tech sector for the past few decades. Out with the sprawling corporate campus, in with the vertical one. Instead of creating your own suburban style streets, utilize the existing street grid and harness the power of an urban center city. It’s pretty clear how beneficial this new path will be for the planet, and for the economic health of cities themselves.

South Lake Union (SLU) and Denny Triangle are this model. And if Seattle as a whole is going to rebel against increased density in order to relieve the intense pressure that economic growth is putting on housing prices, we can all agree that making the SLU urban center more dense with both housing and office space is one of the most practical solutions we have.

Unfortunately, we forgot to do one thing on the way to making this a reality: leave out the cars.

In fairness, South Lake Union outperforms many big-city downtowns in ratio of people walking or using transit to get to work.

But it's also a pass-through with Mercer, Aurora (soon to be partially underground), Denny, and Westlake all serving a ton of people not actually using the neighborhood.

Hopefully that will start to change as more and more of these living units coming online. I've already noticed more people using Lake Union Park as more of a neighborhood hangout (like Cal Anderson) instead of "let's bring the kids to the lake for the afternoon" kind of vibe. As it is, though, commuting / walking through SLU I always feel like I don't belong because I don't work for any of the behemoths there. It just feels so.. exclusive.. everyone has a badge.

Over 3,200 housing units are underway between Westlake, Denny, I-5, and Valley. That will have a significant effect. Hopefully more housing will kick up again west of Westlake and south of Valley per the various plans we know about...that area risks being pretty office-dominated despite recent and current housing additions. Hotels will also play a role.

The sea of surface parking and 1 or 2-floor structures that symbolized the Denny Triangle and South Lake Union are all but gone.

South Lake Union blends into Denny Triangle and Denny Triangle into the traditional CBD/Downtown.

That last picture is now a two-acre pit with three tower cranes. It'll be 1,179 apartments, the most on any single block in Seattle. Two 40-story towers plus a sizable midrise component.

The developers planning housing above Capitol Hill Station will have their fourth and likely final design review on Wednesday. That meeting is set for 8 p.m. at Seattle University's Rolfe Building, 824 12th Ave.

Hewitt says the “glassy box” will complement the Capitol Hill Station’s north entrance. Exterior colors and materials on the buildings will be less “busy.”

It'll get denser but pricier except for the lucky few. I'm happy about one but not the other.

A recent example in the DJC noted a HALA bonus fee that was around $11,000 per unit, which would be higher with development financing and so on. That was for small units in Belltown; I don't know the LQA rate.

It isn't best or ideal. Hopefully it can be corrected after these early years of increased heights.
