Now THAT's a development. Why did they cut they top of the highrise out of the pictures though? Odd.

I wonder the same. Although the presentation compared its height to the others.

Maybe they have plans to expand...

Rocco/Uniland $70 million project: It's an office building at Ellicott/Tupper, a location for Emerson School at 505 Ellicott, and a parking ramp along Oak at Tupper. School is four-stories and office building is six. Emerson isn't a sure thing- it will be of several sites considered (proposals are due 2/1).

Developer unveils plans for One Seneca Tower

Quote:
Calling it a chance to create a "sense of place", Washington developer Douglas Jemal unveiled the first phase of his five-year, $100 million rebirth of the vacant One Seneca Tower.

And Jemal is wasting no time. The developer has filed site plan documents with the Buffalo Planning Board, which will begin its review on Feb. 13.

Jemal's fast-tracked vision comes with the blessing and support of Mayor Byron Brown, who considers rehabbing the 38-story, 1.1 million-square-foot building at the top of his economic development agenda.

The project begins with east and west wings and plazas that flank Main Street.

The western wing could be home to as many as 200 market-rate apartments including one bedroom, studio and some two bedroom units.

The big draw will be the retail and restaurant base along the east wing facing Washington Street and Coca-Cola Field. As much as 75,000-square-feet of retail space could be developed there.

For him, the building's redevelopment strategy is a ground-up game plan beginning with the plaza and wings. Development plans for the tower will follow with a mix of office, residential and hospitality all possible options.

"Let's wait and see what the market tells us what to do there," said Jemal, who paid $12.6 million in October for the building and an adjoining parking ramp.

Highland Park First Phase:

The first phase will see 32 single-family homes constructed: 1,200 to and 1,500 sq.ft. priced around $200,000.

Also part of the first phase will be 13 apartment/townhouse buildings — each three stories tall. The first floor will include a one-bedroom or two-bedroom apartment and a two-level unit will occupy the second and third flors.

91 apartments and townhouses will be spread among the 13 buildings taking up 1/3 of the site.
