One Loudoun

Some more NoVA news. Ground just broke on One Loudoun, A huge mixed use project on route 7 and loudoun county parkway. 360 acre project with 3 million sq feet of office space. This will be the last stop on the metro line to dulles international airport. The project will include a world trade center which will strive to bring foreign business to the area. Southeast near new stadium webcam

This link shows a webcam in the rapidly developing near southeast near the new stadium. You can count the many cranes in the former warehouse wasteland.

Work to resume on stalled apartment project near Nationals stadium

A former Navy industrial building between the Nationals ballpark and the Navy Yard is being redeveloped into a 170-unit apartment complex as part of a 42-acre development called the Yards. (Forest City Washington)

"Construction sites around the Washington Nationals ballpark have been reduced to so many empty lots by the recession, but at least one developer has decided it is time to get started again.

Forest City Washington, the local branch of a Cleveland development firm, said Thursday that, after nearly two years of trying, it is ready to restart construction on a $60 million, 170-unit apartment complex that it initially began work on in 2008 before stopping later that year when credit markets froze.

The luxury apartments will fill a former Navy industrial building a few blocks east of the ballpark, part of a planned 42-acre Forest City development called the Yards on the site of the former Southeast Federal Center. Ultimately, the apartments will be surrounded by office buildings, retail outlets and more than 2,000 other housing units. The city is near completion on a 5.5-acre public park there...."

Abdo Gets Equity Injection, Catholic Plans to Demo University Buildings (DC Mud)

This will be a great project to bring new housing to the area surrounding Catholic University and the Brookland metro station. This is one of the more affordable neighborhoods within the District and only a few stops away from Union Station on the Red Line.

Yards Park update

Here's a link to some photos of the soon-to-open park courtesy of the local blog, JD Land. The Yards Park is directly behind the US Department of Transportation headquarters and very close to the Nationals stadium and only a few hundred yards away from the Navy Yard metro station on the Green Line. Although there are occasionally articles in the local papers about the slow pace of redevelopment in this area of Washington, there has been remarkable growth in the past 3-4 years, considering the recession.

The park will open the weekend of Sept. 10-12.

Wow wow wow! Absolutely stunning! I (try to) follow DCMud and BeyondDC but had no knowledge of this park project! Beautiful! Modern, bold yet still natural... Absolutely gorgeous!

Luxe new grocery stores have become the must-have anchor tenant for developments across the city, including at three Northwest sites where new stores are slated to replace old, tired groceries. Developers hope that condo buyers, apartment dwellers and merchants will be drawn to snazzy new stores supplanting aging spots where shoppers complain the produce looks as wilted as the place.

“It’s a necessity; [a grocery store is] the anchor for a community,” said Susan Linsky, project manager of Shaw’s O Street Market redevelopment, which is slated for groundbreaking today.

When complete, the long-delayed “Citymarket at O Street,” as the project is dubbed, will feature the city’s largest Giant grocery store — 71,000 square feet — as well as a hotel, a restaurant, additional retail and housing. Market-rate condominiums and apartments will mix with affordable housing for seniors on the two-block redevelopment between O, P, 7th and 9th streets NW that includes the historic O Street Market, an 1881 structure that
originally housed a public marketplace. The Giant store now on the property is about half the size of the proposed store…”

Sadly, this isn't happening anytime soon, as the site is now in foreclosure...

"New York-based Monday Properties plans to begin work soon on what it says will be the Washington area's tallest office building, a 30-story Rosslyn tower twice the height of the tallest office buildings in the District.

The building, planned for 1812 N. Moore St. and approved by the Arlington County Board two years ago, required special permission from the Federal Aviation Administration because of concerns about air traffic from Reagan National Airport. Rising 390 feet, it will feature stunning views of the Mall, have a shimmering glass exterior and be one of the most energy-efficient buildings in Virginia. Construction is scheduled to start Oct. 14 and continue until early 2013.

Other than on Pennsylvania Avenue NW, Congress banned buildings of more than 130 feet in the District. But Rosslyn is not bound by the height limit. Rosslyn already boasts two of the region's tallest buildings, at 1000 and 1100 Wilson Blvd., also owned by Monday. Another developer, the JBG Cos., is planning a tower of nearly identical height down the block on North Moore Street that will feature an observation deck.

The two developers have a size-driven rivalry, with Monday issuing a news release calling 1812 North Moore "D.C.'s tallest building" and JBG marketing its project, Central Place, as "towering high above the Rosslyn Metro station - and the competition..."

“A $425 million plan to cover the intersection of Interstate 395 and Massachusetts Avenue's web of paved roads and freeway signs with a hub of offices, retail and residences is nearing reality.

Called "Return to L'Enfant," the development would pave over the cavern created by I-395 between First and Second streets Northwest, reconnecting the eastbound and westbound F and G streets, as Pierre Charles L'Enfant had designed in Washington's original master plan.

The development would total 2.1 million square feet, completely submerging the currently open section of freeway. The latest plans call for four 12-story office buildings with ground-floor retail and one residential building. The Jewish Historical Society also would be moved to the complex….”

It's good to see new development next to a metro station, especially in this economy, but 256 parking spaces for a development that is two blocks from a metro station?

UDC looks to develop, green its campus (Northwest Current)

DC is a great city --absolutely fantastic city-- but the Van Ness area on Connecticut Ave is an example of urban planning gone terribly wrong, especially the University of the District of Columbia (UDC) campus. Despite having a metro station in the heart of the Van Ness area and right next to the campus, this area is almost entirely void of pedestrian activity. The UDC buildings have significant setbacks from CT Ave and don't engage the neighboring streets at all. The campus 'quad' or plaza is also nearly always vacant.

Hopefully providing on-campus housing for up to 400 students will help this area become more active and vibrant, much as Cleveland Park is just one mile south on CT Ave.

As part of a dramatic upgrade, the University of the District of Columbia is drafting a master plan to guide development on its Van Ness campus, including new dormitories for 300 to 400 students, a new student center and “greening” of the barren concrete plaza that serves as the campus’s hub.

Starting a dialogue with neighbors last week, university officials said they have no intention of expanding outside the current grounds. But they do want to gradually increase the current enrollment of roughly 2,700 students by 20 to 30 percent and add as much as 600,000 square feet of space to the current 1 million square feet of buildings on the 21- acre campus.

The university, which started a community college last year and promptly moved it off campus, also wants to move its law school downtown, nearer to city and federal courts. And university officials say they need to have the master plan ready for submission to the D.C. Zoning Commission early next year...."
