"A major Tenleytown mixed-use building next to the Fannie Mae HQ could be converted from office to residential. The Donohoe Cos. has proposed to redevelop the building at 4000 Wisconsin Ave. NW, which Fannie Mae also occupies and will soon vacate, into a 716-unit mixed-use development, the Washington Business Journal reports..."

"Back in January, Hoffman-Madison Waterfront named the eleven firms that would design the next phase of The Wharf, the $2 billion, mile-long development along DC’s Southwest waterfront. Today, UrbanTurf will give you the first look at what these name-brand architects and designers have put together for the next chapter of the largest development in the works on the east coast.

The Wharf development covers a wide swath of waterfront land in Southwest DC, but is generally bounded by the pier head line of the Washington Channel on the southwest and Maine Avenue to the northeast, between 6th and 11th Streets SW..."

L'Enfant Plaza

This is excellent news. As noted, this and the redevelopment of the currently-vacant Cotton Annex building, as well as the relocation of the Spy Museum to L'Enfant Plaza will add considerably more activity outside of the normal business hours, when this part of DC is currently mostly vacant. Also, given the excellent access to transit at L'Enfant Plaza, this is exactly where additional residential development should be added.

Reporters Building to be Redeveloped as Residential

SWTLQTC
May 9, 2017

"Back in 2013, the National Capital Revitalization Corporation developed the SW Ecodistrict Initiative for a 110-acre area south of the National Mall and north of the Southwest freeway. One of the goals of the initiative was to create a sustainable mixed-use community by introducing residential and/or hospitality uses in the area, which has been dominated for decades by government agencies and other office users. Since then, Republic Properties has proposed residential uses for one of the planned buildings at The Portals and Douglas Development purchased the Cotton Annex on 12th Street, with plans to redevelop the historic building and adjacent parking lot."

Southwest

According to the Blind Whino Twitter feed, redevelopment of the Randall School is expected to start soon. Approximately 500 units are planned, as well as an art gallery/museum. Southwest is really booming these days!

How a Little Tavern Lives On in a Big Union Market Development

May 31, 2017
by Nena Perry-Brown

"After presenting a more industrial-style design for a proposed 270-unit development at 500 and 530 Morse Street NE at the top of the year, LCOR has revised the design again for the Union Market project — most notably, to incorporate the Little Tavern building on the site.

Little Tavern was a chain of hamburger restaurants in the DC region that was founded in the 1920s. An outpost of the chain opened at 530 Morse Street with its distinctive tavern design in the 1950s. For the past several years, the Little Tavern building has been home to a Subway sandwich shop. In the new plans, the Little Tavern building will be restored to create more commercial space in the project, for a total of just over 20,000 square feet. The interior of the Tavern will be partially open to the ground floor of the adjacent new construction..."

Former hotel in D.C.’s Glover Park to re-emerge as millennial-friendly apartments

By Michele Lerner
Washington Post
May 31, 2017

A former Holiday Inn at 2101 Wisconsin Ave. NW in D.C.’s Glover Park is being converted into Glover House, a 226-unit apartment building. (Rendering courtesy of JBG Companies)

"The former Holiday Inn at 2101 Wisconsin Ave. NW in the District’s Glover Park, which perches on a hill overlooking Georgetown, is undergoing a transformation into a 226-unit apartment building with street-level and some two-level townhouse-style rental units known as Glover House.

More than half of the residences will be larger units with two, three or four bedrooms, each with its own bathroom.

Part of the hotel tower, which consisted of small rooms, is being adaptively reused, which made it easier to convert the spaces either into studio apartments or to larger units with side-by-side bedrooms, says Anthony Greenberg, a principal with the JBG Companies..."

The portion along PA Ave SE is taller, I believe 7 floors. I agree that the PA Ave side should have been much higher, perhaps as high as 13 floors given the width of PA Ave SE and the fact that the Eastern Market Metro stop is across the street.

I lived in a condo building on C St SE between 6th and 7th Sts (almost on top of this site). In 2007 my condo building (mind you, its 5 floors tall) had a meeting with the architects and developer of the Hines site and every person at that meeting, except me, loudly complained about the size and density of the proposed Hines. I said at the meeting - we all live in a 5 story condo building less than 1/4 block away, how can we complain about the height and density of this new development. It didn't go over well, and I ended up moving to a rowhouse in Capitol Hill a few years later. I still can't believe this got built. I'm extremely happy it did, but the irrational opposition to this project was / is ridiculous.
