One Queens Plaza Goes Vertical, Set to Bring 110 Condos to Long Island CIty
April 25, 2017
Quote:
It has been more than two years since it was uncovered that the Lions Group is readying to build a condominium high-rise at the foot of the Queensboro Bridge in Long Island City. Named One Queens Plaza, the venture is to hold 110 condos and ground-floor retail throughout its 18 floors. Now the project has risen to street level and will soon join the litany of towers reshaping the LIC skyline.

One Queens Plaza’s corner site overlooks the Queens Plaza elevated subway station serving the 7, N and Q trains. The building rises at 42-06 27th Street between Queens Plaza South and 42nd Road. The project shoulders the recently-opened rental Luna to the west and ODA's upcoming rental at 42-20 27th Street to the south.

The two- to three-bedroom homes will feature quartz countertops, herringbone oak floors, floor-to-ceiling-windows and private outdoor space. Building amenities will include a virtual doorman, private storage, and a bike room. Halstead Property Development Marketing (HPDM) is handling the sales which will officially launch later this year.

Sales Soon to Begin at Avery Hall's Carroll Gardens Condo, 145 President Street
May 2, 2017
Quote:
Carroll Gardens' tight urban fabric of charming brownstones makes new development hard to come by. From an opportune lot along one of the neighborhood’s archetypal side streets, a new condominium is preparing to begin sales of its 17 family-sized residences. Addressed at 145 President Street, the ground-up condominium will rise 7 floors and will almost exclusively hold 3 and 4-bedroom apartments. The building is being developed by Avery Hall Investments whose other recent Brooklyn developments include the sold-out 465 Pacific Street and 325 Henry Street.

Project: 291 Livingston Street

Quote:
Eli Karp’s Hello Living plans to build a 100-key hotel at 291 Livingston Street in Downtown Brooklyn, a permit application submitted to the city’s Department of Buildings on Tuesday shows. The 21-story project would appear to be the first hotel for what is one of Brooklyn’s most active residential developers.

Plans call for a 40,721-square-foot structure with five hotel rooms per floor and coffee shop on the ground floor.

First Look at New 465-Unit Tower Planned for Mott Haven in the Bronx
May 23, 2017
Quote:
Back in the summer of 2015, building permits were filed to construct a 25-story, 465-unit residential tower at 198 East 135th Street in the Mott Haven neighborhood of the Bronx. Now the project’s structural engineers, Wexler Associates, has published a rendering of the tower revealing a symmetrically-massed, grey-brick slab with many lines of glass balconies. The architect listed on permits is the prolific Karl Fischer Architect and the rendering aligns with approved zoning drawings filed with the building’s department.

The building’s amenities will include laundry rooms, a recreational terrace, a rec room, bike storage and parking for 206 vehicles. The site was still a weeded lot when we last passed by in November. No additional permits have been filed since December 2015 when an application was submitted by Wexler to begin foundation work.

Smile NEW YORK | 202 Tillary Street | FT | 22 + 19 FLOORS

Project: 202 Tillary Street

Quote:
Jorge Madruga’s Maddd Equities is in contact to buy a self-storage warehouse at 202 Tillary Street in Downtown Brooklyn, a site the developer wants to rezone to make way for a pair of apartment buildings with 262 units.

Nassau County-based Maddd is in contract to buy the L-shaped property fronting along Tillary and Prince streets from Warren Diamond, who owns the 115,000-square-foot warehouse on the site as well as the American Self Storage company that operates out of it, sources told The Real Deal. The price wasn’t immediately known.

Representatives for Maddd and Diamond could not be reached.
Madruga’s company, however, has filed an application with the Department of City Planning to rezone the site to make way for a pair of apartment towers under the city’s Mandatory Inclusionary Housing program.

The first would stand 22 stories tall spanning nearly 160,000 square feet. It would include 178 units, 54 of which would be set aside as affordable housing.

The second tower would climb 19 stories encompassing roughly 75,000 square feet. There would be 84 residential units, with 25 set aside as affordable housing. The affordable units will rent at 60 percent of the area median income.

The project site sits at the edge of the New York City Housing Authority’s Ingersoll Houses and near several new residential towers that have popped up across the Flatbush Avenue Extension from the MetroTech Center.

Smile NEW YORK | 24 Fourth Avenue | 124 FT | 12 FLOORS

Project: 24 Fourth Avenue

Quote:
The project at 24 Fourth Avenue in Brooklyn would feature 72 residential units across 73,127 square feet, as well as 6,657 square feet of commercial space on the ground floor, according to plans filed with the city’s Department of Buildings. ODA New York is the architect of record, according to the filing.

Trustees of the Diocese of Long Island sold the Church of the Redeemer site for $20 million in the fall of 2014 to 561 Pacific, LLC, controlled by Jackson Group. Adam America is in the process of purchasing the property now, according to the firm’s co-founder Omri Sachs. The Gothic Revival cathedral, which has been demolished, was about 150 years old, and church leaders said it had become structurally unsafe.

Adam America hopes to start construction on the project, which would also contain a small parking garage for about 20 cars, by early 2018, according to Sachs.

The Lindley Tops Out Construction; Murray Hill Condos with Tax Abatement
May 25, 2017
Quote:
Construction has topped off on a new 20-story, full-service condominium on Manhattan’s east side. Named The Lindley, the 74-unit building will bring a rare product to an area known for its tall rental and office buildings. Photoblogger FieldCondition captures some recent shots of the project's milestone on his trip up the tower to take in the stellar views.

Lindley is positioned at the crossroads of Murray Hill and Midtown East and rises from a narrow lot at 591 Third Avenue, near East 39th Street. CBSK Ironstate, the developer triad consisting of SK Development, Ironstate Development and CB Developers, has successfully finished the Frontier rental tower next door; they are now constructing another tower around the corner at 210 East 39th Street.

First Renderings of Mixed-Use Tower to Soar From Brooklyn's Williamsburg Bridge Gateway
May 17, 2017
Quote:
Factories and warehouses once located in Hell's Kitchen are long-gone, but the design of new rental building 525 West 52nd Street pays them homage, giving a nod to the neighborhood's industrial history. Developers Taconic Investment Partners and Mitsui Fudosan America launched leasing for the exciting project which is comprised of two towers rising to 14 and 22 floors, and the classic brick façade made modern with glass metal panels is from Handel Architects.

^Another ridiculous setback. "Why meet the new facade with the streetwall when we can have a stupid thoughtless setback and get to look at rough brick party walls that were never intended to be visible?"

Smile NEW YORK | 1932 Bryant Avenue | FT | 15 FLOORS

Project: 1932 Bryant Avenue

Quote:
Hundreds of new affordable housing units could be on their way to the Bronx.

Tony Savarese’s company Sav Enterprises filed plans with the Department of Buildings on Friday to construct a 15-story building with 319 units of affordable housing at 1932 Bryant Avenue in West Farms, a neighborhood just north of the Cross Bronx Expressway. The nonprofit Second Farms Neighborhood Housing Development Fund owns the land.

The building would span 296,722 square feet — with 12,075 square feet of commercial space, 9,011 square feet for a community facility and 275,636 square feet of residential space, according to a new permit application.
Savarese did not respond to a request for comment.

Sav Enterprises is also working on an affordable housing project in the Bronx at 1180 Fulton Avenue, the former site of St. Augustine Catholic Church. It is slated to be 12 stories tall and hold 112 apartments.
