Vulcan breaks ground on apartment complex

Vulcan Real Estate has broken ground on a 278-unit apartment complex in South Lake Union, called Stack House, that will be built around the historic Supply Laundry building.

Using a <2000-acre definition of "Downtown," I counted 3,400 housing units under construction the other day.

Vashon, thanks for the updates! You're just a year-round Santa Clause!
I walked around Pioneer Square/Stadium last weekend and snapped some shots for my own collection.
I want to get over to Belltown to snap Alto and Via6.

So it sounds like we've got another one back from the dead: 24 floor 1915 2nd! I think this is a pretty handsome one. The sale of the land its on just went through, and there was demo equipment on site already today! Glad to see it on track!

^Nice design in general, just too "chunky" IMO. Some of that left side should be sliced off and added to the height.

It's always a function of the zoning. Buildings in Seattle always go to the upper height limit, and max out the buildable space.

Incentive programs in some highrise neighborhoods (not this one) allow you to go taller. But the cost/benefit ratio isn't necessarily easy (tall and skinny can be much more expensive per square foot) and the City charges a massive bonus fee, so you can only make the bonus-height projects work if you charge very high rents. Some projects like that might happen soon, but not so far.

I don't get it! x 4 Didn't City Council go through a big song-&-dance legislation thing a couple of years ago to make taller slimmer towers easier to develop? The Alto is a rectangle so it's slim in at least two directions, but this 1915 building looks like a square.

It made taller towers possible that weren't possible previously. But it created more hoops and huge fees. They got bad advice. And they chose to stick it to developers rather than encourage the types of development they supposedly wanted.

One way to go.......transfer some of the air rights from two of the towers to the third one. That should lead to a slim bldg with good height.
