Kanata Woods [180 Kanata Ave] | 25m | 6f | U/C

Kanata Woods Inc. is proposing the development of a six-storey mixed-use building at 180 Kanata Avenue. This property is being conveyed by the City of Ottawa as surplus lands for development along Kanata Avenue. The building is comprised of 304 residential dwelling units as well as approximately 1,562m2 of retail, café restaurant and public gym uses along Kanata Avenue and wrapping the corner along the future public lane, contributing to a total gross floor area of approximately 25,782m2. Shared amenity areas are proposed on the ground floor and open onto the interior courtyard which features a pool and landscaping elements. At the top of the building, a rooftop terrace overlooks the rear yard which features a community garden and south facing solar panels.

The proposed development evokes a mainstreet character along Kanata Avenue with slightly raised entrances and pedestrian walkways. Steps and landscaping transition down to the public sidewalk. Along the eastern portion of the building, a privately-owned public space (POPS) will animate the laneway, with street furniture and landscaping elements.

A total of 397 parking spaces are to be provided on site. At-grade parking will be available for visitors and commercial tenants to rear of building, which will accommodate need for off-street parking. The rest of the parking will be provided in two levels of underground parking. In addition to this, a total of 237 bicycle parking spaces will be provided both internally and externally.

Well look at that "Kanata Woods" but they'll tear down the forest to build... only in suburbia...

Looks pretty good. I like the curved corner and the design, looks very "mainstreet" vibe. I also appreciate they put the building up against the street with the parking in the back (vs. parking in front)

WOW - when those anti-Otto BMW pro Hunt Club forest environmentalists see this forest destruction they'll be storming Kanata in full force...

LOL, the difference is this isn't a tree farm, so it is a bit too wild for city slickers who want their trees planted in neat rows and don't want there to be any biodiversity.

Committee members also voted Thursday to back a proposed six-storey mixed-used development that the ward councillor described as “step one of a larger vision” for Kanata Avenue.

“Right now it looks and feels nothing like a main street,” said Kanata North Coun. Cathy Curry. But that’s the end goal for the stretch of road that abuts the Kanata Centrum shopping centre, across from which Kanata Woods Inc. wants to build a mixed-used project with 304 dwelling units, ground-floor commercial space and two levels of below-grade parking.

Another builder has plans to develop a mixed-use building next door, with housing that Curry said would cater to residents 55 and older.

Both developers are committed to making Kanata Avenue look and feel like a main street, said Curry, who shared plans to survey the people living around nearby Bill Teron Park, north of the development site, about the kind of businesses they’d like to see in the new buildings.

“The builders are not saying they will absolutely do whatever we say, but they’re going to try very hard,” said Curry.

Better hope planning committee backs it cause that whole site has been stripped of trees and digging began a few weeks ago!

When they dig out the ruins of Kanata in the year 4000 they are going to have some serious questions about our embarassing lack of style. The apartments in this area are probably the ugliest group of buildings I have seen anywhere in the world.

I don't think anything built after 1969 will last 2000 years.

Funny enough, Kanata Avenue may actually be on top of the unconformity between sedimentary rocks (sandstones) and the underlying igneous rocks (diorites). On the west side of Kanata Avenue, in Centrum, you can see sandstone rock cuts. On the east side, that hill is mostly diorites with pockets of sedimentary rocks.
I suspect that it's the same thing at that construction site.
In fact, some rock cuts are so weathered that contractors have to put rock bolts in.

It is kind of sad that they are clearing trees and cutting through the hill, while there's a patch of empty grass across the street, followed by mostly empty parking lots...

Sorry. Apparently it took two years for that to hit me.

What surprises me is that they can do all of that rock removal, build only 6-floor buildings, and still turn enough profit to make the project worthwhile.
