That was uncalled for.

I'd have loved to see something more substantial at 20th and Sansom as well, but I understand the decisions as made. Not only is most of the FAR being used on the Walnut Street side, but if you wanted height at that corner you would be forced to have a large but squat and unattractive building with only one core -- or two slimmer and more attractive towers with two cores. Building cores are quite expensive parts of the building, too, and are necessary to access its revenue-producing parts but don't themselves produce revenue.

I am much less a fan of the Harper's site plan across the street (I think that one's the Harper? I'm starting to lose track of the apartment tower names...) because I thought its tallest part should face Chestnut, but ultimately sometimes we're stuck with what we're given, and by the time Baker took over architecting that building its Chestnut Street side was already a done-deal Target.

Well said.

Project at 1911 Walnut gets green light | bizjournals.com
Southern Land Co. has received approval from the Philadelphia Civic Design Review Board for the development of the Laurel, a $300 million, 48-story luxury residential tower overlooking Rittenhouse Square in Philadelphia.

The developer plans to break ground early next year and open a sales center next month at 1845 Market St., a nearby office building.

This building is going to be awesome and should really add to the skyline when viewed from the east or the west.

I agree.
At 565 feet, it will be noticeable from all around.
In addition, it’s much nicer looking than the Commerce Square towers.

The top of The Laurel will shine bright and looks like a Times Sq. inspired tower.

And if we are reading the CDR documents corrected, it's actually going to be 599 ft!

It should be safe to change the height in the thread title to 599'.

Was 565' ever an official proposal, or was that just a guesstimate based on proposed floor-count, like most Philly proposal threads start off with?

I said that a few posts back, but people responded, "NO!" and "SHUT UP!" and "YOUR DAD NEVER LIKED YOU!!" so I dropped it.

599 feet (or even 565 feet) would make this the tallest residential building in the city, right? I think RATR currently holds that title. Its height and position in the skyline will make this one very visible from many angles. Bring it on!

LOL I actually like Commerce Square. That combined with my dislike of City Hall makes me perhaps the most iconoclastic poster on this forum. I'm VERY VERY special...

But this is going to be great. I like the height, location, design. We need a few more mid/high rise flat tops in my view but this is a great start.

Hadn't gone through CDR yet, then. While things can always change, now that it has, seems like the right time to correct the height. Also, I said your MOM never liked you! Get it straight!

Right. It's been through CDR now. When there was discussion about changing the height listed, it had not yet been through that process without flaming out.

On 8-6-16 I uploaded all of that information on SSC page. I used all the available information at that time to make the projections. Not alot has really transpired since 8-6-16, looks like most of the projections remain intact. Although please do not quote me as a "Source". The new breaking ground is now slated for 2019 per various reports.

So what's going to happen here for the next 7 months if it passed all the hurdles to get approved?
