I feel like Bay is comfortable developing projects in the 6-8 stories range- which is perfectly fine. But I think Nikky could very well be our boldest local developer that can someday pull off a high-rise residential (depending on what your definition of a high-rise is).

Drove past the new Natural Resources building yesterday, they have a few floors up and look to be going up fast. Nice to see

Vanir Tower Update

I don't know when this article was written but this tidbit I found online matches what Vanir is proposing downtown. The article itself was highlighting Vanir and its CEO.

"However, that may soon change as the company is in the midst of drastically altering the downtown Sacramento skyline. It’s planning to construct a 44-story tower across the street from the Golden 1 Center. Dubbed “Vanir Tower,” it will be the tallest in downtown Sacramento and would house Vanir’s headquarters, an InterContinental Hotel & Resort, and Capital Grille restaurant."

There hasn't been any announcement yet. They withdrew their old office tower proposal and instead focused on a mixed-use development.
I'm still skeptical but the thought of a 44-story tower has me salivating to say the least

Yeah, right. This reminds me of the Capitol Grand proposal by Mohanna at
12th & J Streets. It started off at 28 floors mixed-use, then it was 50 floors
and then a year latrer another rendering at almost a 1,000 ft tall. None of
the proposals were ever submitted to the city or any fees paid... so far
Vanir's doing the same thing.

I'm sure it's just a plug, but it's interesting that on the loopnet listing for Tower 301, the "date available" is listed as Jan 1, 2021:

I reached out to CBRE about the towers rates on the 33rd floor today.
Their response was “We don’t have an advertised rate for this Tower – it
would be deal specific.” So I followed-up asking for a price range or is
it higher than 3.50sf? Their response was “no range, but I can tell you it
will be quite a bit higher than $3.50psf. Thanks”

Right now the average asking rate per square feet for Class A office space downtown is $3.19sf.

From what I am hearing from a source that I trust; pre leasing a large tenant isn’t the only issue this project will need to overcome. There currently is a $40 million gap in the financial commitment by Cal PERS and the projected cost to construct Tower 301; which will probably mean this project won’t move forward as proposed.

I've noticed the crane at the Natural Resources building has been folded down the past couple of weeks; after putting the first 5 or 6 floors up quickly it seems to have stopped going up, anyone know what's up with that? Stopping to just work on the parking floors first then continuing to go up later? Hopefully nothing involving the project itself or contractors.

My guess is they may be replacing it with a vertical crane. I don't think the crane there has the height and reach for 20 stories.

No tower crane is being used to construct the 21-story tower. I have spoken
to people on the ground with Turner Construction and a crawler crane will be
used to erect the structure. I believe this ones main boom can reach a
height of 473 feet after several extensions of the boom and jib.

California state government has launched a historic building boom in Sacramento, scheduling roughly $3.4 billion worth of new construction and renovations over the next five years with more to follow.

Throw in plans for new towers for the state’s pension funds, and the spending will top $4 billion.

“Something like this — this amount of square footage, this amount of resources, this amount of comprehensive refresh — I think is unprecedented,” said Jason Kenney, who is overseeing most of the projects as deputy director of the Department of General Services’ Real Estate Division.

The state plans to build a “mega-campus” on Richards?

Great! So we’re getting another landscaper like the horrific East End Project or the underwhelming CalPers headquarters. My dream scenario would be to build a 29 story in the CBD or Railyards. Sigh.

It's disheartening to have to rely on the state for anything over 15 stories in the foreseeable future. I'm rapidly losing faith in 301, the Metropolitan is a no show, per usual and the Wells Fargo tower will forever be Sacramentos tallest building. While the rest of the world builds builds builds.
