Do you think that the Montreal market can absorb all of these condos? I'm not convinced that all of these buildings will go up.

Are there zoning or height restrictions that prevent highrises from being built in Montreal proper outside the downtown core?

New project: FLEX Condos on Bishop Street just below St. Catherine. On the right in the picture you'll notice another project, VIVA Lofts. I'm not sure if it's the drawing, but it bugs me a little bit that these two projects aren't exactly fully aligned. Not only that, but I find the architectural to be quite uninspiring for downtown Montreal. On the plus side there will be retail on the first floor of FLEX.

Here's the VIVA lofts render for those that haven't seen it:

Here's a render for RHYTHME Condos located on Mayor Street, which is located a block south of Louis-Bohème. This is a renovation, but they are also adding 2 floors on top of it. The quality of the two floors on top doesn't look great, IMO.

There are highrises all over the city, but they're rarely over 20 stories. Usually, they're allowed where there isn't much of a neighborhood to be ''saved''.

I think height limits might be the responsibility of Montreal's 19 boroughs. A borough like the Plateau with Projet Montréal in charge would probably set fairly strict height limits compared to Ville-Marie which is controlled by Union Montréal.

If you're a curious about the changing height limits downtown, you might be interested in this file (en français): http://ocpm.qc.ca/sites/default/files/pdf/P55/3a.pdf

Agree with MTLskyline, this is not worthy of being placed downtown. The retail level notwithstanding, this is awful.

En passant, tomorrow is the big day.

The GRIFFIX render has improved... It has gone from the ugliest highrise project in Montreal to borderline acceptable.
