Little T's has the best croissants in Portland.
Absolutely. I'd even go as far as to say that I don't think I've eaten better bread anywhere in the US.

It's a great building too; such a shame though that most of the condos upstairs appear to be empty.

actually I know some of the units just closed or are still closing, so the building will start to appear more occupied. the remaining units will sell, just because there's so little modern to choose from outside of downtown, the pearl & sowa

two generic infills by Gerding Edlen and GBD Architects:

1.
20th & Hawthorne Project, Lorentz Bruun Construction

2.
The Beverly Condos (formerly The Rosemere), NE 44th and NE Sandy, R&H Construction

http://thebeverlycondos.com
Summer 2009

Sales & display are open (I didn't go in)
Prices look pricey:
MLS#: 8113557 $449,000 for 951 sq. ft.
MLS#: 8113551 $349,000 for 746 sq. ft.
Generic, boxy little floor plans.

Fairly disappointed in this one.

The Whole Foods looks like it will be huge

Parking:

Parking above the condo entrance. Pretty tacky.
They even managed to get WaMu drive though banking in there:

Parking:

More parking:

Don't go round the back, there's more... parking!

Parking:

Suburban flats on top of parking on top of Whole Foods

perfect for those who wanna eat, sh*t, sleep, park, and bank, all in the same place.

^those really are bad, the Beverly...I go past them everyday on my way to work and it just gets worse. every. single. day.

The new Providence campus is a huge construction zone, anyone have renderings? I'm afraid its more mediocre suburban architecture for the Hollywood District.

The 20th and Hawthorne project looks fine to me so far, if nothing spectacular -- it'll depend on exterior materials. The Beverly, though -- HIDEOUS.

BY DAN CARTER

Apprentice Zach Bruender, left, with Jarmer Electric wires an outlet box at the H44 condominium project in Southeast Portland. When completed this summer, the four-story, mixed-use building will feature 27 condominiums on the upper three floors and five retail spaces totaling 5,000 square feet on the ground level. The project at 1510 S.E. 44th Ave. is being built by Joseph Hughes Construction. Sienna Architecture was the designer of the project.

There was a new sign up on one of the vacant lots around 25th and Belmont today when I rode by -- looked like a 3 or 4 story building. I was in a hurry and couldn't stop, but the rendering looked cool out of the corner of my eye.

I really like how the new apartments at 20th and Hawthorne are coming along. When you drive up Hawthorne the color scheme (reddish wood, white) matches that of the neighboring 100 year old apartment building (reddish brick, white). Maybe someone can get a picture of this, it makes the building appear as if its always been there.

20th & Hawthorne.
I'm a little disappointed in this, but it is a rental project. I suppose it could have been worse. The white seems a bit unfinished somehow, in person.

I just drove by it this evening and I have to say I like the wood and the white siding. It is a well designed building, on the exterior anyway.

In this pic you can barely see the neighboring apartment complex, but the white/brown of the older building match up nicely to the new one.

many of these units have the same exact floor plan as the east facing units in the Cyan building.

I like the cantilevering and wood facade. I also think it's an awesome location. Good job!

I like this building; it's better than I thought it would be. Lots more of these would go a long way to meeting our goals for density.
