The site has been fenced off and construction is slated for Spring 2022.

My pic from today.

Nice rendering, and I suppose the spandrel is appropriate when [potentially] facing another building.

That's an exceptional rendering. I had to think hard about whether this was a completed project or a proposal.

They toned the light well on the rendering. I also had to take a second look to understand where this is.

Nothing special but nice to see this area continuing to densify.

You'd think Ashdown Gardens would be the first to go - City-owned, and just as much of a teardown.

would CoV sell the land? or would they do lease-hold? CoV generally likes to horde land. take a look at VanMap and see how much they really do own. from point grey houses to shaughnessy houses and everything in between. so if lease-hold, that could be an issue to developers maybe?

I don't think that's a City property - I think it's owned by the Metro Vancouver Housing Corporation. Why would they want to sell the land? They will no doubt redevelop the site to a density similar to Ashley Mar as non-market housing just as they have at Heather Place.

I don't think the City of Vancouver own houses in Point Grey, but there is land where privately owned leasehold houses were built on City-owned land over 40 years ago, with a pre-paid lease until 2040. It looks like it was intended to be an addition to Locarno Park, but that was only partially followed through. There's only one Shaughnessy house owned by the City, as far as I know. It's Glen Brae, a 1910 heritage mansion that was left to the City by Elisabeth Wlosinski in 1991, to be converted into the Canuck Place children's hospice.

The whole block will be redeveloped eventually as per the community plan so it's only a matter of time.

I agree though Ashdown Gardens seem to be the most in need of redevelopment in the state it's in.

Ashley Mar Co-op - Development Application Approved

Quote:
The Ashley Mar Co-op’s 524 rental, & 125 co-op homes won the Director of Planning’s approval so fast it beat our recap of its Urban Design Panel review, & the official minutes aren’t up yet either. No wonder these volunteers were so impressed by what they saw.

While they appreciated the applicant’s detailed presentation, it was noted that, as a gateway building to our city, the southeast tower deserved to be more distinguished. That’s why its conditions of approval suggest including dark panels & a lighting feature on its south façade.

Also per the prior-to letters, the tower floor counts will be 17, 27, & 32.

thanks for the pics.

I wish they would just keep going and bulldoze the rest of those 2 story townhouse sh*tboxes adjacent to the current site

I’d much rather have a two story “shitbox” than a shitbox in the sky

Love how quick the rentals get going when you don't need to wait for sales and financing contingent on sales thresholds.

Area needs more retail to support the dense amount of residents going there. Very few shops and services per capita compared to some other streets that are just chock full of SFH residential.
