Work Expands Across Essex Crossing’s Multi-Block Scope On The Lower East Side

Right next to the pedestrian walkway entrance for the Williamsburg Bridge, Essex Crossing is already reinventing Manhattan’s Lower East Side. The nine-building development will cost over one billion dollars and create nearly two million square feet across a six-acre area, and the aerial scope of construction is now expanding well beyond the initial first new two structures.

The total floor space will be divided as sixty percent residential and forty percent commercial, the latter including office and retail. Of the 1,000 housing units created, 500 will be sold as affordable housing.

The joint venture Delancey Street Associates is responsible for the development, which includes BFC Partners, L+M Development Partners, Taconic Investment Partners, and Goldman Sachs.

Excavation work for 202 Broome Street is imminently approaching an end, with foundation work next. The tower almost certainly won’t breach street level until 2019. The 14-story building is expected to be complete by 2021 after a $260 million construction loan was secured this past April. Once complete, it will yield 83 condominiums and 175,000 square feet of office space. CetraRuddy is the architect of record.

Leasing Officially Launches For Essex Crossing’s “The Essex,” At 125 Delancey Street, On The Lower East Side

Leasing has officially launched for The Essex, a new residential rental tower on Manhattan’s Lower East Side. The 26-story building at 125 Delancey Street will be the tallest component of the 1.9 million square foot Essex Crossing development, comprised of residential buildings, commercial components, a 14-screen Regal Cinemas, redevelopment of the historic Essex Market, and a new bazaar-style marketplace.

Designed by Handel Architects, The Essex yields 98 residences offering stainless-steel appliances and quartz countertops, high-end fixtures, and in-unit washer/dryers.

Lobby interiors will be outfitted in natural wood and stone materials, accompanied by oversized windows to promote the flow of natural light. Residential amenities will include a rooftop terrace, a residents’ lounge and game room, meeting rooms, a library, a children’s playroom, and a fitness center. A sixth-floor garden terrace with hammocks, grills, dining areas, and an impressive quarter-acre urban farm will also be included.

From the development consortium Delancey Street Associates, The Essex represents a collaboration between L+M Development Partners, BFC Partners, Taconic Investment Partners, the Prusik Group, and the Goldman Sachs Urban Investment Group.

Available units will range from studios to two bedrooms, beginning at $3,750 a month.

At Essex Crossing, 26-story mixed-use tower hits a construction milestone

The Essex Crossing megaproject is moving right along on the Lower East Side, with yet another of its myriad buildings hitting a milestone: Developer Delancey Street Associates announced this week that 180 Broome Street, a 26-story mixed use building, has now topped out.

The building, designed by Handel Architects, is the sixth of nine Essex Crossing structures to reach that milestone, according to a release from the developer. This particular building will have 175,000 square feet of office space, 263 rental units (including 121 affordable ones), and 27,000 square feet of retail space, including the Market Line and a new indoor park known as Broome Street Gardens. Roughly 90 percent of Essex Crossing is now open or under construction.

The Market Line will be located in the building’s cellar and will have food vendors, a beer hall, gallery and performance space. The Broome Street Gardens, a 9,000-square-foot elevated atrium, will be above the Market Line and at the base of both 180 and 202 Broome Street buildings.

Essex Crossing has had an eventful 2019 so far, with the recent opening of a 14-screen Regal Cinemas movie theater, and the forthcoming debut of the new Essex Street Market. Later on this year, phase one of the Market Line will open, and the Gutter and the International Center of Photography Museum are due to welcome visitors in the fall .

Yet another Essex Crossing building has topped out

The Essex Crossing megaproject on the Lower East Side has hit another construction milestone this week with the topping out of 202 Broome Street, a 14-story office-condo hybrid between Norfolk and Suffolk streets.

The building, which was designed by CetraRuddy, will have a slender tower with 83 apartments rising from a wider base, which will have 175,000 square feet of office space. (The offices will be dubbed Essex Crossing West when the building opens at the end of 2020.) Details on the apartments—such as unit mix and pricing—are scant at the moment, but sales are expected to launch next spring, with a target occupancy date of 2021.

It’ll also be home to a portion of the Market Line, the bazaar that will run across several buildings within the megaproject. The first piece of that expansive space—which will eventually be home to vendors like Veselka, Ample Hills, and Nom Wah—is due to open in November.

This project, while an obvious improvement, is a massive missed opportunity.

They could have built something really iconic and transformational here, but instead the NIMBYs turned this into a modest, contextual development. This should have been the Hudson Yards of the LES.

I agree. A rare opportunity to add much needed housing on a magnitude that is needed, but underwhelming in nature. Especially given the land ya know. Not many spots in Manhattan to build mass developments.

For a lot of places, this would be massive, but for NYC, its a drop in the bucket. Even amidst all of the units that have risen or are to be added to the overall supply, its quite frankly not enough.

just curious what could have been done here to be contextual but add a lot of housing supply?

just seems like such a massive improvement to the gross parking lots from before
