Downtown Houston now has more than 8,000 residents, a big leap from 3,800 in 2013 when the Downtown Living Initiative first tackled residential need in the central business district, and that number is increasing monthly.

Downtown Redevelopment Authority picks firm for Bagby Street redesign

Another makeover project in downtown Houston just took a step forward.

The Downtown Redevelopment Authority announced in a May 8 press release that civil engineering firm Jones|Carter will lead the project to redesign the Bagby Street Corridor.

Bagby, one of downtown Houston’s few two-way streets, connects the Theater District and key civic institutions such as City Hall, Houston Public Library’s central building and the Heritage Society at Sam Houston Park. It also runs between nine parks, among other public attractions, the release notes.

The street currently is between four and six lanes wide, but the redesign will reduce it to between three and four vehicular lanes while adding wider pedestrian walkways, a bicycle lane, beautification elements and signature lighting, per the release. The corridor’s storm sewer system also will be updated to meet current requirements and help drainage to reduce ponding.

The $22 million project kicked off in July 2017 with awarding a traffic impact analysis and preliminary engineering design to Traffic Engineers Inc.; Lockwood, Andrews & Newman Inc.; SWA Group; and C.N. Joehl Urban Forest Inc., per the release. The final report was completed in April. Phase two began in March with a request for qualifications for an engineering and design consultant team. The project is expected to last through June 2021, with design taking one year and construction taking two.

The Bagby Street redesign is the first major project in a series of projects slated for the west side of downtown.

Glassell School Of Art’s New Building Unveiled

Walking in to the new Glassell School of Art building on the Museum of Fine Arts Houston campus, you are immediately faced with a giant, imposing staircase made of raw concrete, an expanse of open space, and natural light pouring into the building.

“People don’t take the elevator. They want to explore and the stairs are a dynamic experience,” said Chris McVoy, an architect who helped design the building. McVoy said the building is meant to connect everyone taking classes with the school in one place — from grade school kids to graduate students.



“There’s 35 studios total in this building but as you move through it it always feels open,” McVoy said. “The hope is an inspirational environment for young artists, future artists, developing artists, to think big, dream big, and be inspired.”

The “L”-shaped building defines a plaza with fountains, green space, an ampitheater, and a sitting area. Visitors to the school are also able to make space of green space on the roof of the building.

Classes in the new building begin this summer. Officials with the Museum of Fine Arts Houston say pre-enrollment with the Glassell School has gone up 40% with the building opening.

The building’s opening is the latest in a massive expansion effort by the Museum of Fine Arts Houston. The full expansion, including the Glassell School, the Nancy and Rich Kinder Building, and Sarah Campbell Blaffer Foundation Center for Conservation are expected to be completed in 2020.

Giorgetti Condos in Upeer Kirby Breaks Ground

The team behind the Giorgetti, the luxury condominium project named after a high-end Italian furniture maker, broke ground May 15 on the 32-unit project set to open by the end of 2019. This will be the first branded condo project for the 120-year-old Italian design company.

Galleria office building to be demolished for potential residential, mixed-use project

In around five years or less, a roughly 200,000-square-foot office complex and its accompanying retail development will be demolished and transformed into anything from a retail development, to a mixed-use development with creative office space, to a hospitality development.

Yorktown Plaza, comprised of two office buildings and a retail strip center near the Galleria, will either be sold to a developer or razed and redeveloped by Houston-based Wedge Group, the firm's CEO Greg Armstrong told the Houston Business Journal. Wedge has owned those properties since 1996. Though redevelopment plans are still very open-ended, Armstrong said the property's 4.25-acre tract lends itself to an exciting redevelopment opportunity and said work would likely begin "sooner rather than later."

The property contains a 98,292-square-foot office building at 5353 West Alabama, a 97,045-square-foot building at 5373 West Alabama and roughly 13,000 square feet of retail space in-between those buildings.
