Demo permit issued yesterday for the 1 story building at 734 N Milwaukee (Milwaukee & Carpenter). This is the site of the proposed 23 story, 226 unit + retail, office, etc building (aka "The Mill"?). One of the towers for Spoke Apartments is across the street - just a few blocks from the Chicago Blue Line stop.

This proposal doesn't address the core issues with the Thompson Center, which is all the deferred maintenance over the years have compounded to an unaffordable pill for the state to swallow. That, and the massive heating and cooling costs. The building is poorly ventilated/insulated.

I'd love for the building to be saved in some form, and the above rendering seems like a nice compromise, but I'm not sure if the numbers add up on it, even with relatively unrestricted zoning on a central Loop parcel. In either case, the state really needs to part with that building ASAP, because if this business cycle comes to a close then the state may be stuck with it for up to another decade. Not sure if they can afford it for that much longer.

It's interesting how this part of town is playing out. This would be the 4th high rise along or near Milwaukee between Grand and Chicago. Also there's that proposed high rise near Ogden which would have 188 units - not sure what happened with that. Also a few new mid rises - one near Grand & Milwaukee, another at Morgan/Erie and near the expressway and then Milwauikee & Morgan. Then of course there's that proposed building at Chicago & Milwaukee..

To me it's a kind of random part of town, but also the blue line helps. Would be interesting to see 5 more high rises in that small area and the area fill up with even more commercial space.

Couldn't have said it better myself, left of center. The Thompson Center is a dead man walking at this point, for better or for worse is up to other people to decide :/

Hey all, I've made a short video from some footage I took in the West Loop last week. Planning on doing much more. Still learning the ropes with recording video and editing, but interested in getting your thoughts! Hope this is fair game for this thread since it features a number of high-rise projects.

Nice video. What's happening in West Loop is pretty crazy and it'll only continue. 4 new construction permits for 4 new high rises issued in the last 1.5 - 2 weeks on top of everything going on there now.

Very cool and thanks for posting! Are you taking recommendations for future series? Here are a couple ides:
  • High rises along the Chicago River
  • The Old Post Office
  • Redeveloping old industrial sites into new neighborhoods (e.g., Finkl Steel/Lincoln Yards, "The 78")

Is it just me or did this building go up in the blink of an eye? Maybe we're distracted by bigger projects and this one just slipped under everyone's radar, but one minute it's an overgrown lot, and the next it already has a curtainwall.

I took some photos of 56 W Huron yesterday (04/25/2018). The glass is starting to go up.
