The race is in high gear on who can get the tallest outside Manhattan. Will it be JC, Queens, or Brooklyn...

Looks like DoBro will win.

I'm just waiting for the Bronx to get into the skyscraper action. With rising land prices, and gentrification occuring full steam, only a matter of time. We just need the Bronx, and on the Jersey Side, Newark, and then we can say we have like 5 unique skylines growing all at once to complement that main NYC Manhattan Skyline.

Region is turning into N.America's Guangdong in terms of the highrise/skyscraper nodes.

Region is on track to eclipse 6700 + highrises/skyscrapers by the time this boom see's most of its proposals complete. By region, I'm talking about the metro.

^ At this point, it seems it will be Brooklyn, but we have yet to see details on that. All three are seeing big leaps in height to the tallest.

Jersey City has the only approved supertall outside of Manhattan. SHoP is working on a Brooklyn project, but who knows when we'll get the details? Anyway, back to the topic. It's great to hear about a height boost for this tower. LIC will no longer be a haphazard collection of highrises and Citigroup Building in a few years.

As of now, but we do know the Brooklyn supertall of over 1,000 ft is in the works. It would be taller than the JC tower or the tower here.

It would be interesting if more air rights were bought in here to go for a taller tower.

Quote:
The developers had initially wanted to buy 750,000 square feet, so they could build a tower higher than 90 stories.

I get the impression that Brooklyn and Queens will battle for tallest eventually. And there's another LIC tower to contend with, though how tall it will be is anybody's guess.

Now I'm kind of bummed knowing they wanted to go for over 90 floors, but the MTA would only give them the air rights for 77 floors.

Oh, well. 915 ft. is certainly a major tower, especially with that kind of bulk. It would have been amazing to have an 1,100-1,200 ft. tower, though.

This tower will really extend the city's skyline east. It will be a huge game-changer for LIC, and probably means that Western Queens will eventually see supertalls.

It's a game changer for sure. But there are development rights left over for another tower, so who knows.

Meanwhile, as development closes in, the push to develop Sunnyside Yards will get stronger.

PMG, working with JDS, did a nice job of integrating the Steinway building with the new SHoP designed tower. It looks like the same thing happening here, although whether or not
the clocktower is designated a landmark will impact just how much they can alter it. But you can see from the diagram it's almost enveloped by the new tower.

Also, don't forget Newark. I think Newark has some cool proposals as well and will definitely see some spillover.

I hope the M.T.A. sells the rights later to them so we can get a supertall here. I still think it is possible at this point in time. .

Clock Tower Safe, Building To Go Hi-Tech

BY LIZ GOFF
04/08/2015

Quote:
A skyscraper planned for development near the Queens Plaza transportation hub in Long Island City will soon overshadow its 86-year old neighbor, the Manhattan Bank Building.

But truth be told, the skyscraper will owe its height, if not its existence, to the 14-story bank building. Developers of the skyscraper are depending, in part, on land and air rights
from the Manhattan Bank Building, and its iconic clock tower, to send the skyscraper soaring 77-stories, 915-feet over the surrounding community.

Under the current zoning, the owners would only be able to build a 38-story tower at the site, but by purchasing and transferring air rights at a nearby site owned by the MTA,
the owners are able to proceed, as-of-right, with construction of the 77-story, 915-foot tower.

Developers Property Markets Group and the Hakim Organization issued a recent statement saying, “The clock tower once marked Queens as a borough on the rise, and with
our new project, we want to give the building the prominence it deserves.”

Real estate sources said the developers had no plan to demolish the Manhattan Bank Building. The developers plan to transform the building into a local tech center and are
planning to pay for the public park to be located on the newly acquired MTA parcels, real estate sources said.

LIC Clock Tower Owner Backs Landmarking and Promises Restoration

By Jeanmarie Evelly
April 21, 2015

Quote:
The owner of the historic Clock Tower in Queens Plaza is supporting a bid to landmark the building, while planning to build Queens' tallest tower right next door.

The Hakim Organization and Property Markets Group — which owns both the Clock Tower and the lot next door where they plan to build a 70-story apartment building — expressed full support for designating the Clock Tower as a landmark during a LPC hearing on Tuesday.

"We respect the building's place in Queens and Long Island City's history, and we appreciate its aesthetic beauty," said Brad Zackson of The Hakim Organization.

Last December, when locals started petitioning to landmark the Clock Tower, the owners said that they're willing to work with the LPC, but this is their strongest statement of support so far.

During the meeting, the owners said they also plan to renovate the tower at 29-27 Queens Plaza North and repair its iconic four-sided clock, Zackson told members of the commission.

"We plan on maintaining it in a first class way in the future so our children and future generations will get to know it as their beacon in Long Island City," he said.

The owners also agreed to preserve views of the Clock Tower by limiting the height of any developments east and west of it, according to a member of the Landmarks Commission.

A parking lot for the Clock Tower sits to the building's east, while another L-shaped plot of land wraps around it to the north and west. The same developers own this lot and are planning a 70-story apartment tower there, the height of which will face the rear, or north side, of the Clock Tower.

.....Although the commission will not vote on the status until May 12, several commissioners spoke in favor of the cause, noting that its location next to the 7 train line made it highly visible.

When it was built in 1927, the Queens Chamber of Commerce deemed it the "best business building," according to a presentation by an LPC researcher who called it "one of Long Island City’s most recognizable structures." The tower was designed by architect Morrell Smith.

Long Island City Clock Tower Designated Individual Landmark

EVAN BINDELGLASS
MAY 12, 2015

Quote:
On Tuesday. the Landmarks Preservation Commission voted to designate the former Bank of Manhattan Company Building at 29-27 Queens Plaza North, in Long Island City, as an individual landmark, preserving it for generations to come. The developer of what is expected to be the borough’s tallest building (and the new tallest building outside Manhattan), which will be next door, already plans to work with the landmark structure.

The 14-story building, also known to locals simply as the clock tower, was designed by Morrell Smith in the neo-Gothic style and completed in 1927. It was originally the headquarters of the Bank of Long Island, but was eventually acquired by the Bank of Manhattan. At the time of its completion, the Queens Chamber of Commerce named it the borough’s best business building.

Though it was vacant for over quarter of a century, it is now owned by the Property Markets Group. At the public hearing on this landmark designation, owner Brad Saxon pledged restoration of the building and to make the clocks atop it once again tell time, so it can act as “a beacon of Long Island City.” Additionally, PMG, which is developing the new 77-story, 915-foot-tall residential building at 29-37 41st Avenue with the Hakim Organization, has pledged to keep new construction on the building’s east and west side’s low enough to preserve historical views.

LPC Chair Meenakshi Srinivasan called the clock tower a “very significant iconic building” and a “real anchor” for a “dynamic neighborhood.” “For nearly a century, the Queens Clock Tower building has been one of Long Island City’s most recognizable structures, greeting hundreds of thousands of commuters as they enter the borough,” she added in a statement. No other commissioners spoke and the designation was approved without opposition.

Christian Emanuel, who started the designation process by gathering signatures and submitting a formal request for evaluation with the LPC, was both elated and relieved by today’s vote. “I didn’t think it was going to happen a year ago,” he told YIMBY. He noted that he’s seen more demolition that preservation in the area, but added “It’s actually possible [to preserve]!”

Michael Hall, who, along with Matthew Chrislip, created the preservation group + Partners and launched a Change.org petition to support designation, echoed Emanuel’s sentiments and said, “The community really came together.”

meh, the clock tower's not that great... they're not building it on top of the Statue of Liberty or anything.

Hopefully this doesn't interfere with the project.

It should be fine construction wise. Its next door, and it could be done in a way that won't interfere with the time keeper.

New Renderings of PMG’s Queens Plaza Park, the Future Tallest Tower Outside Manhattan

AUGUST 17, 2015
ONDEL HYLTON

Quote:
Here’s a closer look at Property Markets Group and the Hakim Organization’s upcoming Long Island City skyscraper dubbed Queens Plaza Park. Slated to soar 70 stories-plus into Queens Plaza’s burgeoning skyline, the 915-foot tall building will contain a whopping 800 units, and will be, by far, the largest and tallest residential building outside of Manhattan.
