北門郵局將公辦都更變身中華郵政塔

已有86年歷史的台北北門郵局將大變身,規劃以公辦都更的方式,將郵局後方4,000多坪的空地,改建為兩棟新型的綜合性商務辦公大樓,郵局古蹟則改為郵政博物館,此案已展開規劃作業,預估投資額高達270億元,為中華郵政公司有史以來最大的都更案,中華郵政希望取名為「中華郵政塔」(CHP Tower)。

中華郵政公司董事長翁文祺24日宣佈,1930年興建的三級古蹟北門郵局,後方空地將與台北市共同合作打造台北西區門戶,決定以公辦都更方式開發,打造兩棟分別為50層和30層的小雙子星大樓,將引進觀光飯店、文創商場、大學、商辦,在台北車站雙子星大樓出現前,將翻轉台北西區意象,成為當地新地標。

翁文祺表示,他於2013年赴日拜會日本郵政總局長,當時日本郵政位在東京車站旁邊的JP Tower「日本郵政之塔」讓他驚艷不已,該建築保留了東京中央郵政總局,後方空地打造商業與購物中心的58樓高複合式地標建築,當時很羨慕,兩年後我們也規劃了「CHP Tower」(中華郵政塔),預估可能三至五年後就可以看到。

據中華郵政公司規劃,台北北門郵局公辦都市更新案基地有4,000多坪,開發兩棟大樓約有6萬8000餘坪的樓地板面積,改建經費約需270億元,屆時將打造兩棟大樓,因該基地有部分產權屬交通大學,所以興建後30層樓的大樓低樓層為交通大學教學樓,高樓層則為觀光飯店,另一棟50層樓高,將打造創業平台和文創商場。

Perfect location for a new skyscraper. That area near the Taipei Main Station is really in need of some improvements.

This area need massive renovation for new urban landscape. However, different people have different vision.

Taipei City Government has revealed zoning amendment for CHP tower. The floor area ration is 400%, however developer can maximize floor area ratio to 800% through design advance during urban design assessment process.

It has great chance, it will be chosen by government to put its important financial sectors into same building. If government choose this project, the new building will be office building for The Financial Supervisory Commission (FSC), Taiwan Stock Exchange Corporation (TWSE), Taipei Exchange and Taiwan Futures Exchange once government choose this project .

《台北股市》明年上市日均值上看1,250億元2018/09/19 08:05 時報資訊



【時報-台北電】證交所昨(18)日召開董事會,通過明(108)年集中市場日均值1,250億元,是近7年來最高;而今年拜全球股市多頭之賜,台股量能表現優,到目前為止,日均值已達1,376億元,有望達成1,200億元目標,也是近年來最佳表現。

 證交所昨日董事會討論明年業務計劃及預算,其中,確定將透過中華郵政位於北門的台北郵局都更案,興建「F4」合署辦公室,預計將斥資逾200億元。

 證交所昨日不願透露編列預算金額,惟據了解,過去幾年,證交所每年都會編列預算,金額也在200億元附近。

 此外,證交所董事會也通過明年申請上市家數目標,預估國內上市公司及國外上市公司申請家數各為20家及8家,均與今年預估家數一樣。

 據統計,自101~107年來,每年編列集中市場日均值預算各為1,350億元、1,070億元、1,150億元、1,200億元、1,200億元、1,200億元及1,200億元,其中,只有今年有望達成預估目標。

 證交所副總陳麗卿表示,今年來日均值已達1,376億元,預估有機會超過。

 然近日因中美貿易戰,造台股成交值明顯萎縮,因此,對未來量能表現仍不敢過度預期,預估明年集中市場日均值為1,250億元。

 對於明年1,250億元的預估值是否過於保守?陳麗卿指出,1,250億元是依財政部對明年稅收預估、全球經濟情勢,以及證交所計算公式(以過去1年成交股數等推估)來估計。

 陳麗卿並說,由於中美貿易戰對於台股價量還是會有所影響,指數來到高檔投資人會較謹慎,因此採取較審慎的預估。

 此外,證交所明年推動最重要的政策是逐筆交易,陳麗卿表示,因應2020年逐筆交易將上路,明年會就逐筆交易模擬平台作宣導,這將是明年證交所業務重點。(新聞來源:工商時報─呂淑美/台北報導)

Taiwan Stock Exchange Corporation (TWSE) set up 20 billion NT dollars budget for this project in their 2019 annual budget.
