Which is why right now is the time to stretch if you're a developer to get in the ground with 1 (or better yet more) projects asap. 2026 will be a phenomenal vintage for apartment delivery year....2027 will no doubt be really good too, but the sooner, the better if you love returns. ^ Well, BCH lost and Rogers got re-elected to Board of Review, so the tax worries should clear up somewhat. But there are still lots of headwinds facing new construction.

I wonder if David Anderson is still there? He was great to work with, but I believe he was concentrated more on self-cert project assistance. Shame if he left too.

I don't wanna say 'we all told you so' to naysayers regarding BJ's leadership potential and how City Hall would be fucked

Dear Lord. There's an easy fix for the lack of experience in the department called a rubber stamp. Obviously don't cut corners on building inspections, but if they don't have enough experience/bandwidth to review the plans thoroughly -- just approve the routine requests and focus on the more complex; don't make everyone sit around in purgatory while you get your shit together!

This is predicated on the notion that city hall actually wants to help speed up construction.

Given BHC and their choice of Zoning Chair, it seems the Johnson administration is radically anti housing and anti investment. Their policies are all openly hostile to growth so why on earth would they want permits to be issued quickly at all?

Or they wanted to slow things down as to maximize the tax $ they could claim if BCH passed. Either way it shows inexperience.

The city is selling several parcels around 39th & Lake Park and outlined the development vision they have in mind. They ideally want to see a developer build at least one highrise with several midrises, with the total unit count ranging from 400 - 890 units. If a developer is interested, the city will explore the possibility of an infill station on the MED at 39th: https://www.chicago.gov/content/dam/...n_FINAL_sm.pdf

^ As a Bronzeville resident I must say that is very exciting! Had no idea this was in the works. Also, they talk about the Bronzeville Trail with confidence that it's moving forward. I assume normal affordable housing requirements will be required? I didn't see it mentioned, and it'd be nice to make this all 100% market rage given the proximity to Oakwood Shores already, but that's probably wishful thinking.
