Lobby will be small with 11 elevators and both staircases.

That's a great building. The cladding and the slight twist give it a certain character that is not often found in the pretty, yet soulless, Vancouver high-rises.

You are aware Vancouver is 4000km away from Toronto right?

Using the "filler" as my point of reference, and lack of knowledge of Canadian Geography as a secondary point. - Could be wrong though.

^ 470 ft isn't exactly filler for Vancouver, when it only has 1 building over 500 ft.

Everything in Vancouver is filler by virtue of being the same height. I LOVE the design, FWIW.

Well, 2 now, with 3 and 4 in the works. But you're point stands.

Kind of depressing really, Vancouver could have almost 20 500+ footers if all the buildings we currently have in the 450-499' range had a few extra floors added, or more definitive crowns... oh well.

But when it has 13 over 450 ft it kind of is...

Vancouver has a tabletop skyline, anything under 175m is going to essentially be filler. The only reason this building will make a decent mark on the skyline is that it will be one block up from the water.

Pure quality! I'm a little concerned about the Marine Building view corridor and the fact that this will mirror Bentall though. I feel we could use some high quality office buildings around Burrard/Davie vincinity more than here.

The rendering looks amazing though since the contrasting styles compliment each other so nicely.

I find it kind of funny, rewind 10 years ago people were complaining about Vancouver having a 100m to 110m table top skyline, now that we have a large chunk of buildings between 140m to 150m, along with many more 120m to 140m (and 3 150m + completed with 2 more proposed) people are now complaining about the new table top.

Just a funny observation. 10 years ago we would be celebrating 145 meters.

Oxford just announced signing of an anchor tenant, which will see the building rebranded as MNP Tower.

More than two years before its scheduled completion date, the new, 35-storey office development at 1021 West Hastings has secured its first major tenant.

Oxford Properties Group, the real estate arm behind the development of the historic University and Quadra clubs in downtown Vancouver, announced Monday a "significant lease agreement" with the accounting and business management firm, MNP LLP.

Under the agreement, MNP will lease 72,000 square feet over nine floors. The building will also be rebranded the MNP Tower.

In a media release, MNP chief executive officer Daryl Ritchie said the move represents an expanded commitment to Vancouver as MNP expands into the marketplace.

Designed by architects Kohn Pederson Fox, the 275,000-sq.-ft office tower is scheduled to open in summer of 2014, one of several new office towers slated to be built in the down-town core in the coming years.

Law firm McCarthy Tétrault and engineers SNC Lavalin have signed on as primary tenants of a 365,000-sq.-ft development at 745 Thurlow St., due to begin construction shortly, while developers of the 400,000 sq.-ft. Telus Garden will break ground this spring.

Anthio Yuen, senior research analyst with the commercial real estate firm CBRE, said a tight, 3.4 per cent vacancy rate for office space - and a 1.4 per cent rate for premier space - has spurred on the development boom downtown.

"There is space and opportunity to be had. It's just about finding the right timing," he said.
