Friedland Properties has topped off construction on their new 19-story residential building at 2230 Broadway on the Upper West Side. Anchoring the southeast corner of West 80th Street, the site is on a well-trafficked strip of Broadway near the 1-train’s 79th Street station. The project replaces a Fox’s department store, a Filene’s Basement and a Circuit City, and once held a Syms department store.

Replacement of Illegally-Demolished Hell's Kitchen Building Revealed

At 821 Ninth Avenue in Hell’s Kitchen, a controversial residential project is taking shape. When construction permits were filed in 2014, plans called for a modest two-floor addition to a four-story tenement building. The alteration permit would boost the unit count from six units to eleven and increase the building's height by nearly 20 feet.

Toll Brother's 91 Leonard Rises; See All Their NYC and Gold Coast Developments in One Map

Toll Brothers City Living is getting in on the action at one of the hottest stretches of residential development downtown. The Tribeca blocks of Broadway, between Canal Street and City Hall is rapidly going upscale. Just this past week we’ve covered the high-end conversions of Six Cortlandt Alley and Cast Iron House. Also within the area are the newly-finished condos at 5 Franklin Place and the conversion of the 1898 New York Life Insurance Company headquarters by Don Peebles. Now, at 91 Leonard Street (353 Broadway), the David Von Spreckelsen-led Toll Brothers division is building a 19-story condo tower with 111-units inside.

First Look at New 11-Story Building Rising in Harlem
March 23, 2017

A new 11-story building is now rising at 308 West 133rd Street in Central Harlem. The 46-unit building will likely be rentals. There will also be a community facility and medical offices on the ground and cellar floors. Situated between St. Nicholas Avenue and Frederick Douglass Boulevard, and the development a short walk from City College as well as the 135th Street station of the B and C lines. As of yesterday, workers are busy framing its second level.
Local architect, De-Jan Lu Architects are the designers and per the rendering posted on the project’s construction fence, the exterior will be clad in white with punch-out windows and two rows of balconies. The first two floors will have a double-height glass frontage with what appears to be diagonal bracing behind. The building will setback after the eighth floor and rise 125 feet tall to the top of its parapet. and will setback from the streetwall after the ninth floor.

Project: 615 10th Avenue

Eastern Consolidated’s Adam Hakim and James Murad arranged the financing. Hakim also secured a $27 million bridge loan from Bank of the Ozarks when XIN acquired the 615 10th Avenue site—formerly a gas station and convenience store—in Jan. 2016.

“This is a fantastic location for XIN Development, in the heart of the rapidly developing Midtown West section of Manhattan,” Hakim said in prepared remarks. “XIN Development is an experienced sponsor that has developed high-end residential buildings with luxury units and an array of amenities in other parts of New York City.”

The development, located between West 44th and West 45th Streets, will include 71,699 square feet of residential space and 36,053 square feet of retail space on the ground floor and lower level.

Project: 21-00 49th Avenue

Renderings have been revealed of two buildings, both former industrial properties, at 21-00 49th Avenue and 21-10 51st Avenue in southern Long Island City, currently receiving commercial conversions. The two buildings are collectively called The Point LIC. Related Companies and GreenOak Real Estate are the developers. Studios Architecture is the architect of record.

The seven-story, 130,000-square-foot structure at 21-00 49th Avenue, located on the corner of 21st Street, is dubbed Paragon. It will contain restaurants, including a beer hall, and office space, DNAinfo reported. Occupancy is expected this fall.

Colorful New Residential Building Coming to Clinton Hill; First Renderings Revealed

A brand new residential building could be headed for Clinton Hill at a site that lies directly adjacent to the Brooklyn-Queens Expressway. Though permits have yet to be filed, according to a few Instagram posts made by BEAM Group / J Goldman Design it seems that BEAM Architects have been planning the structure for a few months now. After some sleuthing on our part, we uncovered the project is slated to rise at 77 Hall Street at the corner of Park Avenue, adjacent to the Brooklyn Queens Expressway.

New Condos Designed by BKSK Architects and Champalimaud Rise Near Gramercy Park

A crop of new condos is quickly rising a stone’s throw away from Gramercy Park. Addressed at 200 East 21st Street, at the southeast corner of Third Avenue, the 65-unit tower is being developed by Alfa Development, whose new builds include Village Green West, 199 Mott Street and Chelsea Green. While these new residences won’t have keys to the coveted patch of green space, mid- to upper-level units in the building will enjoy views of its treetops, along with skyline icons such as the Empire State, Metropolitan Life Insurance and Consolidated Edison buildings. As of yesterday, the building is beginning to frame its seventh floor and will top out later this year at 20 stories, 210 feet tall.

It distrupts the whole idea of a mid/low rise compilation placing things like Gotham Center 1/3 and 200 East 21st Street. Remember, while its u/c, what dicates a high rise is the floors/height for the DOB filing + the rendering is a big hint.

There is too much in NYC to cram everything into one compilation without it turning into an unorganized shitshow, hence 3 compilations for NYC.

Project: 543 Second Avenue

A new 20-unit mixed-use building is headed for 543 Second Avenue, at the northwest corner with East 30th Street in the Kips Bay section of Manhattan, and today, YIMBY can reveal its design.

The 11-story, 100-foot-tall building is being developed by Shalimar Management and will feature two retail storefronts on the ground floor, followed by one one-bedroom unit and one two-bedroom unit each on floors two through seven. On floors eight through 11, there will be one two-bedroom unit and one three-bedroom unit each. The residential entrance will be on 30th Street.

The design comes from Dan Sehic of Chelsea-based C3D Architecture, a significant change from the design by Bluarch Architecture that YIMBY revealed in January 2016. The building will be constructed of cast in place concrete. A four-story portion of the building will be placed on top of its neighbor at 249 East 30th Street, appearing as a cantilever but actually supported by the existing building structure.

Project: 74-10 Broadway

The proposed building would follow the site contour and greet the intersection with a dramatic, acute corner. The ground floor would contain 3,190 square feet of retail as well as lobbies for residences and the ambulatory diagnostic facility. The 7,742-square-foot facility would occupy the second and third floors. The apartments on the third through sixth floors take up 9,119 square feet and average 912 square feet per unit.

The angled site results in triangular layouts throughout exterior spaces such as the third- and fifth-story terraces, as well as the Broadway-facing loggias. The elevation embraces a horizontal aesthetic, with prominent bands of brick strips framing floor-to-ceiling windows and loggias.
