The mixed-use development at 161 Broome Street will stand 15 stories tall with 232 residential units, and it will include community and commercial space as well, according to plans filed Monday with the Department of Buildings. Handel Architects will design the building.

Representatives for Grand Street Guild did not respond to requests for comment.

The project is one of two affordable housing buildings Grand Street Guild is planning for the site. The buildings will contain 400 units overall and include a parking garage.

The site is close to Essex Crossing, a $1.5 billion megadevelopment from Taconic Investment Partners, L+M Development Partners, BFC Partners, Prusik Group and Goldman Sachs Urban Investment Group.

Designed by Davis Brody Bond, the building will comprise 254,000 square feet including a mix of affordable and market-rate office space for tech companies, in addition to retail and dining facilities managed by Urbanspace.

Renderings of the development show a structure with a glass-covered façade and a setback around the 17th floor. The building’s main massing is abutted by a slender section with double-height floors and colorful ceilings. The roof level appears to feature an outdoor terrace.

According the rendering, the structure would be comprised of a three-story base, above which the building would set back approximately 20 feet before rising an additional 10 stories to a maximum height of approximately 200 feet.

The massing would be irregular in shape starting at the fourth floor, with each level having a unique floorplate. Ground floor retail space would be accessible from both Seigel Street and Moore Street. Office space would be located on floors two through 13, with the primary entrance on Moore Street. The exposition space would be located on the first and second cellar levels, with entrances on Seigel Street.

Post NY YIMBY Forums Back (Login) Working

Just FYI that YIMBY forum, which is a great asset to much of NYC developments had a "log in" issue where it would redirect you back to the main page.

Issue should be fixed. Spoke with Nikolai regarding matter and it should work now.

Some could log in, others couldn't, but should be fixed now.
