So by my count, there are 6 mid-rises soon to be under construction in that little triangle by 75 and Knox.

You have:

Ivy Park - The Ivy (18 stories), office
Ivy Park - The English (20 stories), residential
The Galatyn (20 stories), residential
MSD Katy Trail 1 (28 stories), hotel + residential
MSD Katy Trail 2 (27 stories), residential
MSD Katy Trail 3 (9 stories), office

Existing towers that are somewhat recent:

Modera Katy Trail (14 stories), residential
The MacKenzie (21 stories), residential

Not sure how many new residential units that adds up to, maybe a little over 1200 to 1500? So maybe 1800 to 2200 new residents? Not a ton, but probably getting closer and closer to critical mass for having a variety of services in the area.

On that subject, I wish the lots about a mile to the south around Cityplace West off Lemmon could be developed, like the empty Albertsons (or whatever chain that used to be), or that unnecessary parking lot between Mutts and the CityPlace DART subway station entrance.

Yeah, those are all high rises. Maybe not to the level of skyscrapers, but high rise enough to change the area and the skyline.

Definitely a nice cluster node there along the NCX in Knox. It's a great little neighborhood and this knocks out a nearly full city block surface lot adjacent to one of, if not the, most used trails in the region.

You could technically throw, The Oliver, in that triangle. The 19 story residential building coming to the leaning tower of Dallas spot, or what is now called "The Central"

This has about one more floor to go before topping out.

The oliver in "the central" district is interesting. So is that a planned district of all new buildings?

Yes. It was the site of a mid-century office park that was demoed.

Yeah the Leaning Tower of Dallas, where most of the building was torn down but the elevator shaft got stuck and they couldn't just knock it down. It was the HQ of a big 1980s era tech company that doesn't exist anymore, Affiliated Computer Services.

It will be interesting to see how that area shapes up, I can never trust these renderings.

I wish they'd build a new entrance to DART on the east side off Haskell, I think Cityplace has a spot for escalators behind a fake wall or something that's already been excavated.

The Cityplace Tower station entrance is weird. Cityplace Tower in general is weird, I've always wondered if it would benefit from some better lobby/street presence if the area around it stops being a wasteland.

The Stemmons Towers on I-35 in Dallas are going residential. It's a cluster of 4 skinny/narrow mid-century modern office high rises surrounded by parking. I always liked the aesthetic of the place and wondered how doomed it was in the era of work from home (the Stemmons Freeway corridor in general is pretty dire, like most of those 1960s/1970s office high rises are going to meet the wrecking ball. Exchange Park by UTSW is already torn down and that Crown Plaza on Mockingbird is being chipped away at). But this will keep them around. I like them, I think the weird narrow footprint of the towers will allow for apartments to be light-filled and nice and there's room around the base for amenities. And it's by TRE.

Two thoughts:

1. That TRE station, Market Center where is a lot of bums congregate because I think one of the hospitals/public health facilities there drops them off there. But that can be fixed by patrolling it more with cops/security.
2. The outdated UT Southwestern/Parkland campus right there is supposed to be redeveloped entirely so it might add a lot more new stuff next door and raise the appeal of that spot.

$5B In New Development Headed For Land Around Downtown Dallas' Reunion Tower

Hunt Realty Investments is redoubling its commitment to Downtown Dallas with a $5B redevelopment plan for its more than 20-acre property around Reunion Tower.

The firm will build a dozen new high-rises encompassing 5M SF, The Dallas Morning News reports. The project could include as many as 3,000 apartments, a convention hotel with up to 1,000 rooms, 150K SF of retail and up to 2M SF of offices surrounding a 3-to-4-acre park...

Those sites around the base of Cityplace Tower was originally intended to have midrise buildings there. The previous owner planned to develop those sites in 2013, but they end up selling the building in 2018ish. Hopefully, that happens sooner than later.

I see a skyline developing between Cityplace and the northern part of Uptown, like Downtown and the southern part of Uptown. Especially, with all the infill that's going up right now. Soon, it will be Downtown/Uptown/Cityplace as a "seamless" or continuous skyline. I guess, we can also throw in Turtle Creek and Oak Lawn as well too.

I also added a red dot to 2nd picture to show where the Four Seasons Turtle Creek is going. It will be the 2nd tallest building outside of downtown at 464 ft. Outlined area is The Central development

The challenge now will be trying to replicate this in Downtown proper with the connection to The Cedars in South Dallas. The Convention Center sounds very promising and like a great start. I am just hoping that it kicks off development like they say it will. So much development has been happening north of Woodall Rodgers, that it's now denser than Downtown. I never thought it would be this way. So, any help that downtown can get is much appreciated.

This Google Streetview is from Dec 2023 and both towers are rising at the same time. They both look to be about 4 or 5 stories above ground when this was taken. It's the 23Springs - 399 ft and 2811 Maple - 372 ft

Agreed. A lot of it goes unnoticed because it’s not skyscrapers. But clearly the urban core has expanded a lot because of all the high-rise infill development. It also helps to beef up the city’s skyline.

Just thought I’d add this. Similar angle to the first screenshot pic I posted earlier. Uptown was the largest amount of vacant land adjacent to a major downtown in America
