Amid the vast sea of office buildings and industrial plants just south of Los Angeles International Airport, a new office campus is emerging with a 21st century look starkly distinct from its baby boom-era neighbors.

In contrast to its more monolithic neighbors, the new complex will have 15 office buildings of widely varying sizes and shapes intended to appeal to firms in the few sectors that are expanding, such as technology and entertainment.

These professions are a target for landlords regionwide, but developers of this complex think they have an edge: Their buildings will be for sale.

Continental Development and Mar Ventures Inc. of Torrance will build the complex they call Elevon on 46.5 acres of vacant land on a block south of the 105 Freeway surrounded by Douglas and Nash streets and Mariposa and Maple avenues.

The casino, which estimates that its revenue contributes nearly half of the Bell Gardens’ general fund, expects the hotel project to create 300 jobs during construction, and about 250 full-time hotel jobs when in operation.

The $45 million, seven-story facility will include 15,000 square feet of event and meeting space. The project’s manager is Brindle Development of Marina del Rey. Ground breaking is scheduled for next month, with completion expected by 2015.

Palm Desert’s last vacant “big box” commercial space no longer holds that distinction with the announcement that the site of the former Mervyn’s store will be the home of a new PGA Tour Superstore. The 50,000-square-foot store, the company’s third California location, is scheduled to open in fall 2013.

The construction boom extends to El Paseo, Palm Desert’s upscale shopping district, known as the Rodeo Drive of the Desert. There, The Gardens on El Paseo is installing new landscaped gardens and features that include shaded seating areas and walkways, as well as cooling misters for a more pleasurable shopping experience at stores including Tommy Bahama’s, Anthropologie, Louis Vuitton, and Saks Fifth Avenue. Also new to The Gardens this coming season are specialty retailer The Art of Shaving and a breakfast and lunch restaurant, Wilma & Frieda.

Across the street, work is underway on a long-shuttered space to prepare for the debut of Il Corso, a Mediterranean restaurant featuring tapas and wood fired pizzas scheduled to open in late 2013.

The spike in development is not confined to retail and restaurant spaces. At College of the Desert, a half-dozen construction projects are underway as other recently completed multimillion-dollar buildings begin to serve students and faculty.

Work on a $22.2 million gym has commenced, as well as a new building for applied science classes, and a new child development center. Also under construction is a new $1.8 million Stagecraft Studio, where theater arts students can build scenery and do other behind-the-scenes work.

The finishing touches have been completed on the college’s new $25.1 million communications building, and an $8.4 million visual arts building is being built in what the college is describing as a new Arts District.

The news is also exciting at Cal State San Bernardino’s Palm Desert Campus where the arrival of the college’s inaugural freshman class for the start of the fall 2013/2014 quarter officially confirmed the school’s status as the Coachella Valley’s first and only public four-year university.

The recent accreditation of the University of California, Riverside’s new Medical School has paved the way for UCR in Palm Desert to build a new ambulatory medical center as well as continuing medical education and research facilities to complement the medical school. These developments will help fill the regional need for physicians and related medical professionals, and will also help attract additional medical research and related businesses to Palm Desert, increasing employment and economic development.

Work is underway on an $80-million shopping and dining complex in El Segundo that its owners hope will become a meeting place for South Bay families and workers.

The center, to be called the Point, is being built at the northeast corner of Sepulveda Boulevard and Rosecrans Avenue. It is being built by Federal Realty Investment Trust, which also owns the Plaza El Segundo shopping center next door.

The Point is intended to complement Plaza El Segundo, which houses large retailers such as Best Buy, Whole Foods Market and Dick's Sporting Goods. It also has some smaller stores and restaurants.

No tenants have been announced for the Point, but it is intended to have more than 25 occupants including upscale "chef-driven" restaurants and fashion-oriented stores, Federal Realty representative Collette Navarrette said.

As designed by Architects Orange, the Point will include a large outdoor grass courtyard, a children's play area, casual seating and fire pits. Restaurants also will offer alfresco dining.

With that pipeline of visitors in mind, developers have begun work on the Outlets at Tejon Ranch, a large outdoor mall intended to offer designer-brand merchandise at value prices. It is being built by landowner Tejon Ranch Co. and New York real estate investment firm the Rockefeller Group.

The Outlets at Tejon Ranch will have 320,000 square feet of stores laid out in an oval shape, Tejon Ranch's McMahon said.

"You can do a lap around it," he said.

The outdoor mall will have Old California architecture and a replica of Bakersfield's landmark Beale Memorial Clock Tower.

It is the second $50-million donation the Lundquists have awarded to a charitable cause. In 2007, the couple pledged an equal amount to Mayor Antonio Villaraigosa's Partnership for Los Angeles Schools, which took over 10 LAUSD campuses in 2008. (Times columnist Steve Lopez wrote about Melanie Lundquist in this 2009 column.)

December 12, 2013 -- A world-class architect will design the development that could occupy 2.5 acres of prime real estate in Downtown Santa Monica City officials have called "a dream site."

The City Council on Tuesday voted unanimously to start negotiations with Metropolitan Pacific Capital (MPC) to build a proposed 12-story mixed-use building designed by Pritzker Prize-winning architect Rem Koolhaas on the City-owned land.

The 2.5 acres of land south of Arizona Avenue between 4th and 5th Streets -- bought up by the City as separate parcels over the course of three decades -- remains one of the last pieces of undeveloped real estate in Santa Monica’s thriving downtown core.

The Council was primarily concerned that the chosen project, which could begin construction by 2017, would have ample shared parking, affordable housing and “exceptional, sizeable and programmable" public open space.

The city plans to use the land as both natural space for the public and wetlands to improve the river's water quality, turning it into a "premiere urban ecosystem green space," as Councilmember Gil Cedillo in his official motion. It's unclear how much money this purchase is going to cost the city, but, at one time, as much as $25 million in public funds were set aside for it.
