Masterpiece Hunt Club | 36.1 m | 13 fl | Proposed

Note: While this proposed development has been reported before (http://forum.skyscraperpage.com/show....php?p=3549429), there is now more information, and renderings are available, so I thought it should have it's own thread.


Masterpiece proposes to develop a 310-suite retirement residence that will cover a ground surface area of approximately 4,212 sq.m and have a total floor area of 31,645 sq.m. The 13-storey facility is to include a restaurant, pub, fitness centre including a pool and a spa, a clinic and personal services including a hairdresser and pharmacy. The building will have three floors of underground parking with 12 floors above.

The plan also includes the establishment of a passive recreational park in the vicinity of the facility, particularly along the Sawmill Creek edge on the east side of the property. The existing chiropractor’s office will remain.

Yeah, I hope they don't water down the chateau-like architecture. It's about the only redeeming feature this project has going for it.

What is really unfortunate about this development is its orientation perpendicular to Hunt Club Road. The grand scale is also wasted being behind some unimpressive buildings on the main arterials. For such a fancy looking building the sight lines are really poor.

Not a bad building. Reminds me of another building a bit... the Chateau Laurier???
Anyway, I am asuming the pricing is going to be to high for that area. Usually people live in those neighbourhoods for a reason. If you know what I mean And I don't think anyone from downtown or the suburbs even would want to move there no matter how fancy the building.
IMO they will have a tough time selling them

What's wrong with the neighbourhood? South of Hunt Club along Bridle Path, there are some areas of rental properties, but on both sides of the Airport Parkway (Hunt Club, Windsor Park, Greenboro, Upper Hunt Club, etc) there are areas with very nice homes. This project will probably attract seniors from those areas that want to stay in the same end of town.

And the Solera project, between Albion & Cahill (less than 1km away), with some very nice and pricey houses, is selling well: http://www.larcohomes.com/

The applicant wishes to create a "new shopping centre" use (as defined by the Zoning By-law) by adding two new commercial buildings to an existing lot with 2 existing single storey buildings (one on the norheast portion of the porperty and one on the southeast portion of the property). The applicant also wishes to reconstruct the parking lot.

LOL, at least one of the two existing buildings shown on the plan is a daycare. CBC News interviewed the owner who moaned about the traffic problems in front of her business. Doesn't look like it's going to get any better.

I drove past this site on the way to the airport last night and it is fenced off and there is a large excavator in there. Something might actually be happening.

Crescent. They were purchased by 1179
Hunt Club Inc. from 1414875 Ontario
Ltd. for $4,050,000 or $1,490,066/acre.
The site is currently improved with four
retail/office buildings. There are plans
to demolish two of the existing buildings
and construct a retail condo plaza and an
office condo plaza. Aaida Oakley from
Primecorp Commercial Realty was the
broker with respect to this transaction.
