BTW I really like this forum that you have created. There is so much going on in Seattle, I think its appropriate to have two forums instead of one massive one. Its amazing how much Seattle is 'hitting above its weight class'.

I'm a BIG parks fan, but this one I'm happy is not going through. We need parks that people can get immersed in, not pocket-size.

Seattle apartment developer wins fight over park space with the city

Seattle Mayor Ed Murray has withdrawn legislation that would have forced a Seattle company to sell a Central District property. The company, Spectrum Development Solutions, plans to build this apartment project on the site, where the city's parks department wanted to develop a "pocket park."

Good news on the building vs. park. Parks are key, but not at the expense of density, and that area is decently served by parks already, or soon will be. It's also on a hillside where it wouldn't get many visitors.

In other news, Link stations are starting to get a flood of building proposals within an iron shot range. Othello has 950 units planned in three projects. Columbia City has 400 planned (including two buildings on the NW/NE corners in the paper today, plus 200 a block away) plus maybe 250 underway. Mt. Baker has a 200(?) unit project planned, 50 nearing completion, and a 350 unit project planned a year or two ago, which I suspect was on hold due to the upzone that happened this summer. Beacon Hill has maybe 50 underway and 150 planned.

That's impressive for Link Phase 1, because it was built through poorer areas that haven't traditionally merited development, and Sound Transit's land (excess from construction) is required by the legislature to not sell for under the boom time prices it was bought under. They'll never be on a really large scale as highrises aren't allowed, except now very stubby ones near Mt. Baker Station, and price points suggest woodframe anyway. But put another 950 units at Othello and it's a new sort of critical mass. Columbia City is already getting there as a cohesive neighborhood, and a few hundred more will go a long way.

Of course Link doesn't do park-n-rides in urban locations, and these aren't big traffic locations. The housing is mostly less parking spaces than housing units. I like park-n-rides in some situations, but in these cases it's about good neighborhoods. Win all around, if the developers build everything.

This is east of I-5 (First Hill) so I'm posting it here.

Presbyterians sell key downtown Seattle development site along I-5
Marc Stiles
Staff Writer- Puget Sound Business Journal
http://www.bizjournals.com/seattle/b...n-seattle.html

The First Presbyterian Church on Tuesday sold a prime development site on the east side of Interstate 5 in downtown Seattle, public records show.

A limited liability company called North Block Spring Street Development paid the church $9 million for the nearly three-quarters of an acre parking lot that is zoned for high-rise development. It was not clear who's behind North Block Spring Street Development. The LLC had not filed the names of its officers with the state, and a church official was not immediately available.

Othello Station North Bringing Vibrancy to Latest Designs
Monday, August 18, 2014, by Sean Keeley
http://seattle.curbed.com/archives/2...ew-designs.php

When we first met the massive Othello Station North project last year, the renderings were impressive if not a little drab. Consider that issues resolved as new renderings from Caron Architecture for the project's upcoming recommendation meeting with the design review board have added a serious splash of color to brighten things up.

Canadian firm looks to develop First Hill sites
By LYNN PORTER
Journal Staff Reporter
http://www.djc.com/news/re/12069068.html?cgi=yes

British Columbia Investment Management Corp. is considering options for developing approximately three-quarters a block adjacent to Town Hall Seattle overlooking downtown, and has an option to do a joint venture redevelopment on an adjacent block. Both properties are zoned for high-rises.

A spokeswoman for bcIMC, which invests on behalf of public sector clients in B.C., said it intends to hold the L-shaped property next to Town Hall as a long-term term investment “and options are currently being evaluated for development plans consistent for current zoning.”

The Othello project is massive. Apparently, using primary colors in design has now become a thing. Not sure how much I like it..........will have to see what it looks like when its built.

Meanwhile, the apt bldg under construction on 35th and Avalon Way is going gangbusters.......already in the ground and still working on Saturdays. Oregon42 which opened in January and has roughly 140 units is fully occupied. Its a good looking bldg.

And the Vue apts on Avalon Way gets the award for the most ridiculous naming of a bldg. Can't tell from its website how well rent up is going.

I've noticed more projects using a wider color palate as well and I'm curious about what they're going to look like in a few years. Has anyone been by True North on Dexter? Link to the gallery below:

http://truenorthslu.com/gallery/

The intent of breaking up the building mass by using different colored finishing materials seems like an ok one in theory but the overall effect is kind of cheap looking in my opinion.

I actually like True North. The colors are mostly muted. I've felt that it's a nice change up from the usual earth or neutral tones.

Excellent Vashon! Lots going on in West Seattle. Do you have a shot of the Blake complex completed or nearing completion? Do you know any news on the Whittaker proposal on Fauntleroy?

Like mSeattle, I like the more muted colors and simple lines of True North. Its the bright red on Othello that has me worried. On that one, I agree it looks cheap. I won't say anything more until I see the final product.

Leave it to mSeattle and Vashon to find a bldg in W. Seattle I didn't now about.........the Blake.

Trinsic is the bldg site I go by all the time on my way to the gym. Less than a month ago, that site still had a bldg on it. Like I've posted before, they are going gangbusters.

And see the gray and white bldg in the background.........that is probably one of the fugly-est bldgs to go up in Seattle since the recession. It actually started construction right before the recession and then the developer went belly up. It went thru a couple of owners before getting finished last year.
