How is the progress on the Canal Blvd - City Park streetcar-bus situation coming? Having lived in Lakeview and the Lakefront, I used that intersection daily.
Well, the question is whether the city's future will have a place for the poors. There's a lot of hand-wringing over gentrification but the city has an astonishing amount of depopulated neighborhoods and blighted buildings that can be renovated and rebuilt for affordable housing.

Labor and construction cost are still cheap, so there's no reason a bump in supply couldn't bring housing costs down.

More than anything, though, I think the best thing to happen in the aftermath of the storm is that the city is way less insular. A lot of people don't like the changes, including the old guard and even an earlier generation of transplants who came to the city because it was so different from everywhere else. But for a long time, the insularity meant no growth, few jobs and no opportunity for the lowest classes in the city, so I welcome anything that brings growth.

Well said! You can have a unique culture and still be open. The two things arent mutually exclusive.

Thanks for the pics. Looks like 1031 and the Pythian(?) on Loyola are on hiatus for now. I haven't seen anything lately about the Oil and Gas building either. Still, a lot of construction sites across the CBD.

Here's an update for the St. Charles streetcar :

1031 Permit was issued about two weeks ago.. but I think they have to address the shared wall that was failing on the edge of property before any pile work can begin. Looks like they are dealing with that. the Pythian I am unsure whats going on with that one. Building has been gutted so who knows.

Two Sun Ray Grill locations have new owners and fresh new menus, Ian McNulty reports. Former owner Dana Deutsch and family are heading to Vietnam to work for a Cafe Reconcile-style nonprofit operation called KOTO, and have been steadily selling off their restaurants to make the move—Sun Ray Grill in the Warehouse District recently became home to Sac-A-Lait. Seoul Shack Heads To St. Claude; Big Cheezy Takes Over Kitchen At Dragon's Den

Major expansions for two hot up-and-comers.

Mid City’s grilled cheese powerhouse and cheap eats fave The Big Cheezy is taking over the kitchen at off-Frenchmen hang Dragon’s Den as of October 1, Todd Price reports this week. The Marigny spot was previously occupied by Seoul Shack—a 70s inspired Korean and soul pop up from Three Muses’ co-owner Sophie Lee—which Price also reports shuttered just last week to make a move into a full fledged restaurant on St. Claude Avenue. Lee hasn’t divulged the location yet, but expects to open by the end of year with an expanded menu.

At Dragon’s Den, The Big Cheezy will offer bar-friendly sandwiches and cheese fries with a smaller menu than the flagship, but bestsellers like the Mac and Cheezy and the Crazy Old Goat will be available late into the night. The spot will be open Wed-Sun, 7 p.m. to 2 a.m. with plans to expand with lunch service after owner Josh Fogarty and crew settle in.

Haha I will take some Vodka!!! Thanks for the pics because I know its more effort than it looks.

BTW Im not sure if you guys know this or not but the ACE Hotel bought the building at 630 Carondelet and is incorporating into the hotel as another really cool bar for the hotel.

2. Is there any chance New Orleans will bury some of those power lines? It's hard looking at the great architecture of some of the new buildings with the ugly power poles and lines in front.

Burying the power lines has been discussed, but it was determined that it would not be cost-effective for most of the city, apart from the CBD/downtown areas that already have buried lines. I think the flood risk outweighs many of the benefits of burying them. You also see in many of those shots power lines for the streetcars, which obviously can't be buried.

I do agree that they are an eyesore. I don't know if they've considered it, but perhaps raising some of the lines above tree level would improve the situation and abate risk from falling tree limbs.

As prokowave stated, the flood risk is too high to bury power lines, especially the large transmission lines that you see in places like the CBD. The water table is too high so seepage will always be an issue. Underground lines are typically 5 to 10 times more expensive than overhead lines and only last maybe half as long.

If you are ever on an elevated stretch of road in the city you can look around and see where they have several lines already above the tree line on the metal poles. I think they usually have 3 tiers of wire, not sure, but I have come to accept them for what they are. Depending on how you look at it they sorta give add a little character to the city, albeit in a third world type of way.

I wish Ochsner would build a large Elmwood Fitness on one of those surface lots or on top of an existing or new parking structure. Uptown needs a large private gym and if they had a swimming and leisure pool they could kill.

City to Auction Four Properties This Friday

September 09, 2015

NEW ORLEANS – This Friday, Sept. 11, 2015, the City of New Orleans will auction four City-owned properties in the City Hall Council Chambers at 10 a.m. The Department of Property Management through the Division of Real Estate and Records will conduct the auction. Registration begins at 9 a.m.

The property auction order is as follows: 7450 Paris Road, 4131 Elysian Fields Avenue, 4415/4435 Wilson Avenue and 2019 Third Street. These properties are owned and were previously used by the City but have been determined to be “no longer needed for public purposes.” The Home Rule Charter requires that the properties be sold at public auction instead of sold privately.

“The City of New Orleans is committed to operating more efficiently,” Deputy Mayor and Chief Administrative Officer Andy Kopplin said. “These properties have been deemed as no longer needed for public purposes and it is important that they are put back into commerce as soon as possible.”

AUCTION INSTRUCTIONS
◾ Starting bids for properties are set at fair market value.
◾ The winning bidder must deposit ten percent of the winning bid amount with the Real Estate and Records Division (City Hall Room 5W06) within one hour of the completion of the auction.
◾ The deposit must be in cash, certified check, or money order and is non-refundable.
◾ If the deposit is not received within one hour, the property will be offered to the second highest bidder.
◾ Additional costs over the winning bid must be paid to complete the sale. These costs include: appraisal, Clerk of Court costs, City Notary fees, possible resubdivision fees and other possible costs.
◾ The City of New Orleans cannot contract with convicted felons, City employees, or any party that owes taxes to the City of New Orleans.
◾ Also, the City will distribute required paperwork to the winning bidder, such as a tax clearance affidavit, vendor registration form, and other required information.

All documents must be completed prior to the Act of Sale date. Sales must be completed within 120 days of the winning bid. Depending on when the Division of Real Estate and Records receives the appropriate paperwork from the purchaser, transfer may take place within three months.

Upon purchase of the property, the new owner must clean, repair, secure, or otherwise remove the conditions of blight upon the property within 60 days. Some of the properties may require the purchaser to obtain a certificate of occupancy from the Department of Safety and Permits, which must be achieved within 18 months.

September Adjudicated Property Auction Sells 145 Properties

NEW ORLEANS – On Sept. 2, the third in a series of innovative online monthly auctions for adjudicated properties brought in over $3.25 million after 345 people placed more than 12,500 bids to buy 145 of the 146 properties that were for sale. In addition, 15 delinquent accounts of $408,646 were paid in full in the weeks leading up to the auction. The next auction, which will be held on Wednesday, Oct. 7, 2015, currently includes 111 properties scheduled for sale.

Through three auctions, the adjudicated property auction process has sold 383 properties and has so far brought in more than an estimated $11 million gross for the City of New Orleans and other property tax recipients, such as the Board of Liquidation, Orleans Parish School Board and Sewerage & Water Board.The auctions are also helping to revive economic activity and create a fairer tax system for all New Orleanians.

There are also more than 1,000 properties still available for deposit to begin the research and notification processes before an auction may be scheduled. A list of these properties is available at CivicSource.com, which is also where the online auctions take place.

“The overwhelming success of our first three innovative auctions is just more evidence of the energy and excitement in the revitalization of New Orleans,” said First Deputy Mayor & CAO Andy Kopplin. “We look forward to continuing these monthly auctions until the City has exhausted its backlog of adjudicated properties. We still have about 1,000 properties awaiting deposits across the city, so I encourage residents to go to CivicSour ce.com to check them out. All it takes is one depositor to start the research and notification processes so that we may schedule the property for auction.

Councilmember-At-Large Stacy Head said, “The continued success of the adjudicated property auctions is evidence of an incredibly strong real estate market—properties that many have assumed to be worthless are attracting dozens of bidders, and are ultimately being sold for considerably above their appraised values. I am very excited to see how many of these long-abandoned properties are redeveloped and in turn, how neighborhoods are rebuilt.”

In the September auction, 115 people bought 145 properties for a cumulative total of $3,326,788 (about 70 percent of the winning bidders were from Louisiana). The highest bid in the auction was a two-way tie between at 1714 Euterpe Street and 1531 Ursulines Avenue, each of which sold for $126,000. There were about 24,400 due process notifications mailed ahead of the September sale and yard signs were placed on each property before the auction as part of the extensive efforts to contact and alert property owners. The revenue will be used to cover the cost of the sale and pay back the taxes owed to the appropriate entities, such as the City of New Orleans, Board of Liquidation, Orleans Parish School Board and Sewerage & Water Board. All remaining revenue will go to the City of New Orleans, where it can be used to invest in key resident priorities, such as community revitalization, public safety, street repairs and parks and recreation.

Haven't read the original proposals from when they were submitted so I don't have an opinion on them yet. Interested to see what all of you think makes the most sense for that space.

ICD Sitra with OSH and Crowninvest LLC

The team led by ICD Sitra, a hotel developer based in Guadalajara, Mexico, envisions a $92 million project with a 355-room, 29-floor branded lifestyle hotel next to a smaller, 155-room "select service" hotel. The proposal includes a 20,600-square-foot convention center, luxury retail and parking. ICD Sitra would develop the project and OSH, also based in Mexico, and Crowninvest, based in New York, would manage and operate the hotels.

Carter & Associates with Majestic Realty Co. and Oakwood Development

The development team, all firms based in Atlanta, wants to build 282 apartments with more than 6,300 square feet of street-level retail space as well as a potential boutique hotel. The proposed $80 million development would include a mix of studio, one-bedroom and two-bedroom units. Carter will oversee construction while Majestic Realty will be the primary equity source for the project, which would be funded by a mortgage and private equity from the developers.

Chrysolite Management Group

The Kingsport, Tenn.-based firm proposes a 250-room Hard Rock Hotel complete with a 50,000-square-foot Hard Rock Live concert venue on the lower level of the development. The project would be financed by a mortgage and cash equity from the developer."

No surprises here.. they were the only acceptable proposals. Im torn between hard rock and the mexican based companies proposals. Either way it will definitely be an improvement over whats there now. Just hope we get some great architecture from whoeevr is chosen.

The Hard Rock proposal seems too small and potentially too tacky for me. I would much rather one of the first two proposals, especially if the second included a 150+ room hotel. I don't think the city is in dire need of a new concert venue and I would much prefer seeing the Loew's/State Palace Theater and Municipal Auditorium renovated than building new, competing venues on city property.
