As Newark’s Ironbound neighborhood continues to experience growth, and as the city’s waterfront along the Passaic River is revitalized, more developers are seeking to build residential units in the area. Now, another such project has been proposed for the area.

Plans have been revealed for a new mixed-use development at 558-568 Market Street and the neighboring lot at 49-51 Polk Street in the city’s East Ward. According to a legal notice that was issued on April 24th by the City of Newark, the building is slated to be five stories tall, and would contain 56 residential units on the second, third, fourth, and fifth floors.

Retail space and parking are planned for the ground floor. A rendering of how the building is expected to look when completed was included in a December presentation by East Ward Councilman Augusto Amador and TD Bank, which referred to the project as the ‘Market Street Apartments’, though only 20 units were listed as being proposed for the development at the time.


Albino Cerqueira of MarkPolk, LLC, which is registered out of a warehouse on Wilson Avenue in an industrial section of the East Ward, is listed as the project applicant. MarkPolk is seeking Preliminary and Final Site Plan Approval with variance approvals for having insufficient front yard setback, exceeding the maximum lot coverage, and insufficient building transparency.

Lots of potential for this place. Lots!

Can't wait for the day where we have 10000+ units u/c. Similar to a JC style boom thats occurring now, with 37k units in the pipeline.

The owner of this lot has previously courted controversy because he was improperly granted a variance for a giant surface parking lot by the Zoning Board, in an area where surface parking lots are not allowed. Neighbors fought it all the way to NJ Supreme Court, and won. But the parking lot is still there. So there's ill will with the community that might dim the chances of approval for this.

Rector Street (Shaq) project in prep stage



Demolition complete. Slow progress on the pilings. So I guess the original building won't be incorporated into the new one. Anyone have more definitive information about this?

A new neighborhood, called a ‘Makerhood,’ would be constructed behind the building that would feature an urban farm, a plaza, 16 affordable apartments, 50 market-rate apartments, 36 parking spaces, and 16 to 20 shops, including restaurants, a dining facility possibly created in partnership with the Rutgers Food Innovation Center, artist spaces, and possibly a pub called Krueger NanoBrew. This community would include a five-story building, a seven-story building, and a ten-story building.

The project would be developed by Avi Telyas of Seaview Development, and calls for creating an affordable live/work center for makers, entrepreneurs, and micro-manufacturers that would include a business incubator, co-working space, educational support, and a community event space with a monthly speaker series. According to plans obtained by Jersey Digs, “for a combined $1,800/month an entrepreneur can lease a workspace to conduct a business such as retail, light manufacturing or artistic activities, and occupy an apartment above it for a zero-commute, low-cost operation.” There would be revenue of over $500,000 per year with a net cash flow of $24,390. 85 jobs are expected to be created upon completion of the development.

Project Update: Bears Stadium Redevelopment

The plans for the redevelopment of the Newark Bears and Eagles Riverfront Stadium property and surrounding area have expanded, and the public will soon get a chance to weigh in on whether it should go forward.

The latest plans now call for 2,526 residential units, 48 live/work units, a hotel with 240 rooms, 102,144 square feet of retail space, a performance space, 2,216,820 square feet of office and commercial space, and 2,923 parking spaces to accompany the existing Essex County Improvement Authority parking garage. The entrance to the new parking facility will be along McCarter Highway/Route 21. All of that is according to a legal notice regarding a public hearing on the proposal.

The 450 Broad Street site is apparently not the only property where developer LEG 450 Broad Street, LLC, an affiliate of the Manhattan-based Lotus Equity Group, plans new development. It has also filed an application for 422 Broad Street, a large vacant lot that sits just across Division Street from the stadium. According to a different legal notice, the company wants to subdivide the tract into three lots in connection with “the development of a mixed-use retail, office, hotel, performance space and residential project” as proposed in the other application.

Why does that area need 3,000 parking spaces? There's plenty of mass transit at that spot. Unless it'll be used partly as a park & ride. In that case the Broad St station's elevated platforms need to be extended over Broad Street with an entrance below it(or a tunnel from the NLR station to the site).

The Newark light rail needs a capacity expansion to handle the extra volume. Its quite packed during any given peak hours range, and if the CBD and its proxies adds more units (which is happening and the increase in the pipeline), its going to get sardine like within those trains.

Plus you have tons of NJIT / Essex County and RU Newark students already crowding it.

That tower is taking shape. looks sweet.
http://www.nj.com/traffic/index.ssf/...rs_photos.html The light rail cars have been extended. All they need to do to make it more efficient is to stop oversignaling these trains on street level. And maybe extend it towards Lincoln Park to assist arena patrons coming from the west.

There are some high potential parking lots for the taking in central Newark. Reminds me of jersey city 20 years ago.

Renderings Revealed For Country’s Largest Timber Office Building In Newark, New Jersey

The structure will rise at least 120 feet to its rooftop, and yield over 500,000 square feet of office space. The exposed wood design is expected to enhance the tenant experience, and will also be environmentally sustainable.

A block in East Orange that is already lined with some of Essex County’s tallest residential buildings could soon be home to another high-rise development.

Jersey Digs has learned that a new 18-story multifamily project is being proposed for 256-260 South Harrison Street, between Melrose Avenue and Central Avenue. The site, located near Monte Irvin Orange Park, the Central Avenue business district, Route 280, and the Brick Church Train Station, currently contains an empty lot and a five-bedroom vacant house that is one of the few remaining single-family houses on this corridor. NJ Parcels records show that the home dates back to 1892 and was acquired by Ibrahim Hasan and Alina Zafar last year for $260,000.

Hasan, whose family runs the Newark-based real estate firm Blackstone 360, told Jersey Digs that the company’s 256-260 Urban Renewal, LLC affiliate is planning to demolish the home in order to make way for the development. If approved, the new building would come with 201 residential rental units, over 200 parking spaces, an indoor amenity space, and a ‘green roof’ atop the structure with unobstructed views of the New York Metropolitan Area. The units would be a mixture of studios, one bedrooms, and two bedrooms, according to Hasan, and some would include studies or balconies.

That East Orange tower looks pretty good.

The Oranges are probably gonna see significant redevelopment over the next few decades, especially near transit stations.
