Ohhhh it's looking much better. You were also right about the penthouse, the building looks like a skyscraper now!

The glass on the garage makes a major difference. The bottom looked pretty blah without out. Once we see the storefront on Water and the restaurant over Harbour I think I'll finally be okay with how the garage blends with the building, simply because it won't look nearly as much like a garage.

At least, I hope so!

^ Great photos, it's looking much more interesting with the glass going up on the garage section.

Yeah, the glass is a welcomed improvement. It would be nice to see it on all parts of the garage instead of just the corners. But still a nice addition.

I'm interested to see how they will integrate the retail space.

This is also the first time I've seen the swirls in the precast concrete (I think that's what I'm looking at) along the lateral barriers to the parking garage. They are kind of cheesy and make the design seem a little overcharged and hyper-decorative. Detail, though. haha

I'm dying to see how that integrates as well - what it looks like from the front, etc.

The glass isn't going to be just on the corners - but I get your point.

I like the swirls! I don't mind that at all. A little visual interest is nice. And it does soften it a little, compared to just bare concrete.

I agree, glass around the whole garage would have been better, IMO, but they aren't done with the precast garage yet. There is still going to be some kind of curtaining with a little bit of blue glass placed around the entire garage. They just haven't gotten to it yet.

I'm also really interested to see how they integrate retail and the restaurant! I also wonder what the restaurant will be. Something local? Maybe a slightly upper-class restaurant (by St. John's standards) like the keg? I'd love to see a Red Lobster, personally. It's so close to the harbour that it should be seafood

hehe - I like how in NL standards, The Keg is upper-class. I was actually hoping for something less high-end. I find downtown St.John's has way too much pricy cuisine... I can't really think of anywhere to eat downtown that is affordable (I miss the days of Mustang Sally's)

St.John's, in general, doesn't have much cheap, yet not grimy, and not generic-chain, fast food.

It's great to hear that the glass detailing isn't finished.

In terms of the swirls - if I ever did something like that in Architecture School, my professors would have chastised us and made us feel like shit... haha (rightfully so, in my opinion), after all:

In my experience, the Keg is about as high class as chain restaurants get in Canada.

I was just starting at the 2nd photo - does anyone know why the City of St.John's has a policy that acts as a Moratorium on Rooftop Terraces? (it was mentioned in a CBC report during the approval of the building on Hamilton Avenue).

I say this after looking at the building across the street from 351 (Eclipse building?) which could have a really amazing rooftop terrace by adding glass guard-rails and an elegant canopy (there are surely better sites in St.John's for this, but this image sparked my interest).

Watch 351 go up, I was struck by how much the parking garage jumped out at me, and how it looked so much more "garage-like" than I felt it did in the render.

It was entirely because they haven't installed the paneling / glass between floors of the garage yet. Now that they're starting to do it, we can get a bit of an idea. While it obviously doesn't cover the garage completely, I think it's a very solid way to handle the necessity for the parking. When you look at the 2nd render, with the storefront on the bottom, the garage blends even better I think.

So yeah, I'm very happy with how this building is coming along. Once the panneling / glass on the garage is done, it will be interesting to see if it looks as acceptable in real life.

I would have preferred glass over the whole garage but this is better than how it's been looking.
