It's disappointing the 5-storey office building at 1265 Howe St could not be saved by moving the tower more south towards Drake Street.

As ugly as the new project is, that anti-urban office building is the first thing I want to get rid of on that block after the money mart.

Downtown and Vancouver needs all the office space it can get to provide jobs for residents and avoid "reverse commuting". Replacing this five storey office with residences results in a net-loss in jobs for downtown.

Certainly the building isn't looking as good as it could. This is because the building maintenance budget has likely been cut to zero for some time because of the forthcoming development.

I personally don't mind reverse commuting, if the spare capacity is there.

The project was approved last year, looks like it's been slightly altered, here is the DP application. Height is the same but seems like it's only 40flrs now. Not sure what the other changes are, seems like a lot of units in this building, 359 units including 20 market rentals.

Well, nuthin much has changed here yet. Hold on! Now that I look at it, Money Mart has changed into Yaletown Medical Dispensary! And the tree behind the yellow SUV has grown pretty quickly.

I hope they manage to keep that little grove of cypress trees. They add a refreshing green, almost Mediterranean, touch to that corner. It would be a shame to see them taken right out.

Sadly, the plans show they're building right to their property line, so these old trees will be chopped and chipped.

However, it appears that the new sidewalk layout will have new trees between the curb and sidewalk because the sidewalks will be wider when done.
