It's great that they are building a 19 story building on this site, but also a shame that it is a Toyoko Inn. Because their hotels are... well...

Yes, to be fair, those were all renderings of their Japanese hotels.They do seem to mix their style up minimally for different markets, nothing I would consider attractive though. But who knows? It is possible that we might be the first city to get a decent looking Toyoko Inn, but I'm not holding my breath.

I wouldn’t hold my breath waiting for a piece of great architecture out of Toyoko Inn, but I also think it would be difficult for anything that looked like any of the above examples to get past Portland design review.

Minor update: June 10th the Historic Landmarks Commission will review a proposal to reduce the boundary of the Portland Police Block National Register Listing. Even though it's only the quarter block office building that's significant, the boundary of the nomination includes the entire block.

The reduction would mean that a proposal for new development on the vacant quarter block would be reviewed by the Design Commission instead of the Landmarks Commission.

Well that is good news at least, this site and the site across the street should be able to have a quarter block tower on each one.

Interesting, the project got bigger. An additional 114 rooms for the early pre-app. Can't imagine fitting 600 rooms into 19 floors on a quarter block site.

That would be about 34 rooms per floor, the Hotel Lucia for reference is about 16 rooms per floor and there regular rooms are tiny. So these rooms would be NYC tiny....or Tokyo tiny.

10,000 square feet divided by 34 would be just under 300 sf. If you assume a third of the floor is needed for elevators, stairs, hallways, housekeeping, etc. That would make them less than 200 sf a piece. That's not unreasonable. I stayed in a single room w/ bathroom about that size several times before through my travels.

It's interesting to compare with the convention center hotel on nearly 2 acres and it's also got about 600 rooms, albeit with meeting rooms and conference center space.
