Agreed. Gateway is perfectly positioned, it’d be a great site for a huge redevelopment. The only thing holding it back is that it’s east of the 205. I’m convinced that if this site was literally just on the other side of the freeway it would have already been developed. Developers seem hesitant to build anything besides affordable housing east of the 205. Nobody wants to be the first to take the leap.
