I'm at the meeting now. The rendering is just a concept. It is for 990 ft, and will be 95 floors, nearly 1 million sqft.

Btw, it's not a rectangle. The site plan shows the footprint of the tower as what I can only describe as boomerang shaped. It also looks thin. 990ft height limit does not include possible rooftop mechanical elements. They decided limit at 990ft. :-(

Voted to approve!

Why on earth are there height limits there? It will still be classified as a supertall, but the height limit doesn't make sense.

From the mayor's press release you can get a street level view...

990 ft in JC? Awesome, this will look great. The top kind of reminds me of Bear Sterns in Midtown.

I did take a few pics and could offer insight into the height limit. I'll give to scoop to NY YIMBY (if interested). Long story short, it was the lone speaker that wanted to confirm that the building would be no higher than 990ft. She was told it would be 990ft and just wanted to confirm. The planning commission agreed and that's when the loophole on mechanical elements was closed. I regret now not speaking before the planning commission in a show of support. I just didn't know all the facts for something that has been in the process for awhile. They seemed like a very reasonable bunch. No one spoke in opposition to the plan and everyone, including the developer, left happy.

I have no doubt in my mind there will be future tall developments coming to Jersey City, especially if we can round up some Jersey City residents to speak out in support of developments like this.

I'm not sure why the media is still quoting the 950 ft number. It was clear from the discussion and this link that it's 990ft.

http://www.cityofjerseycity.com/uplo...%20Revised.pdf

9. Review and discussion of amendments to the Colgate Redevelopment Plan to amend the development standards of Block 14507 to increase height from a Maximum of 675 ft. to 990 ft., increase open space requirements, and change setbacks. Street design is also proposed to be altered by allowing on street parking within the redevelopment plan area. Formal action may be taken

Can a mod change the thread title to: JERSEY CITY | 99 Hudson St. | 990 FT | 95 FLOORS

Also, this will be moving to APPROVED very soon. It was approved last night unanimously by the planning commission and goes to the full JC council on January 28. It has the support of the Mayor and there is zero to nil chance the city council will reverse an unanimous, uncontroversial decision of the planning commission.

Can't they add a spire? They didn't say anything about architectural elements.

From my understanding, the building has a maximum height cap of 990ft. They added special language last minute to address a question from an area resident. She was told it would be 990ft and wanted to confirm that was the exact height, so they took action to close any loopholes in the zoning language that would have allowed the building to be higher.

Small update... It looks like it was able to make it in time to the January 28 city council meeting. Instead, it will be on the next council meeting agenda for February 10.

That would leave quite the impact on the skyline - by the looks of all of those neighboring parking lots, there's a lot of opportunity for more.

I'll take it but it looks awfully officey with that octagonal Bear Stearns look. Hopefully it gets a bit sexier before it starts to rise.

Don't forget about Liberty Rising. That could top this in terms of height. Construction on this project is definite, and will occur in the spring.

Yimby published the render of the video in better resoltion. By counting the floors, there are 7 or 8 for the podium, about 38 floors for the first section of the tower, then a band, perhaps for technical floors, that seems to have about 3 floors, then the upper section of the tower with 27 floors, with a total of about 75 real floors

The rendering is conceptual. 99 Hudson looks to be the same height as the Goldman Sachs tower next door, but 99 Hudson will be over 200ft taller. It's also nearly 1 million sqft. No room for fake floors. It will be 95 real floors.

At the meeting, did they say that the height was to the roof or does it exclude mechanical? I'm wondering if some architectural elements could make this break the 1000 foot mark.
