Two hotels planned for downtown Greensboro

Two hotels are being planned for downtown Greensboro in part because of the progress on the performing arts center. The first hotel that is being planned will be 7 or 8 stories and will be located across from NewBridge Bank Ballpark. The hotel will be so close to the stadium it may need baseball proof windows. Developer Roy Carroll who turned a 17 story downtown Greensboro office building into a luxury condominium tower is planning the project.

The second hotel will be attached to the Elm Street Center which is currently a conference center without a hotel. This will be a luxury hotel that will have 180 rooms and will be anywhere from 10 to 15 stories tall depending on whether or not the hotel is built on top of a parking deck. Randall Kaplan is building this project. The hotel will be called "The Wyndham Greensboro" Wyndham hotels and resorts also sponsors the city's PGA Tour golf tournament "The Wyndham Championship" at Sedgefield Country Club. It will be the only "Wyndham" hotel in North Carolina

Construction on both hotels are slated to begin in 2014 and should be complete in time for the 2016 opening of the Greensboro Performing Arts Center.

construction on the planned high-rise Wyndham luxury hotel in downtown Greensboro begins in March. The hotel will compliment Greensboro's PGA event "The Wyndham Championship" The Wyndham Greensboro will be 10-stories, maybe taller if built on top of a 150 space parking deck. The hotel is being built by developer Randall Kaplan.

Construction on another downtown hotel tower project which will be built across from NewBridge Bank Ballpark will begin around the same time. It was planned to be 8-stories but the developer said the project may grow in size. Developer Roy Carroll has been working on different concepts and wants to build something architecturally interesting since the hotel will be a part of Greensboro's skyline. Both hotels will be open in time for the grand opening of the 3,000 seat Steven Tanger Center for the Performing Arts on the north end of downtown. A lot of big things are happening in downtown Greensboro between 2014-2016. In addition to the two hotels and the performing arts center here are a few more downtown projects that will be completed within that time.

- indoor carousel (glass building) that can open up during warm months

- renovation of the historic 9-story Southeastern Building (apartments, office, retail and bar/nightclub)

- Lebauer City Park (to be built across from Center-City Park and the performing arts center)

- first phase of the downtown university district (joint college campus with class rooms, offices, research labs and medical simulators)(UNC Greensboro, NC A&T State Univ., Greensboro College, Bennett College, Guilford College, GTCC, Elon Law and Cone Health will collaborate at the campus) The campus will be included in an urban mixed-use development that will consist of apartments, town homes, retail, small hotel and a plaza.

- construction of the Greenway at Stadium Park Apartments next to NewBridge Bank Ballpark

- construction of the 3rd phase of CityView at Southside Apartments

future projects beyond that timetable include:

-finishing the greenway loop around downtown
-a possible downtown soccer stadium
-expanding the university district
- Rail Yard Park (one mile linear park, promenade and chain of ponds along the train tracks)

Some details about the proposed Wyndham hotel for downtown Greensboro according to the News & Record:
• 8 stories.
• 180 rooms.
• Would be built on top of a 6-story parking deck at 200 S. Davie St.
• 2,500-square-foot fine-dining restaurant.
• 4,500 square feet of retail space.
• Elm Street Center would be incorporated into the hotel.
• The building facade would get a face-lift.
• A new streetscape design to include a drop-off space for hotel guests and valet parking.
• Projected cost: $40 million.


This means the hotel will actually be 14-stories.

the two hotel projects are moving forward. The city of Greensboro is offering $2 million in incentives for a $40 million high-rise Wyndham luxury conference hotel in downtown Greensboro. The 8 to 10 story hotel will sit on top of a 6 story parking deck creating a 14 to 16 story building.

Another downtown hotel project being planned across the street from NewBridge Bank Ballpark has grown in scale. It is now being planned as a major mixed-use development with the 8 story hotel being the anchor. The development could take up to 4 acres and its possible we could be seeing a hotel brand such as Aloft. Roy Carroll is the developer

A third downtown hotel is being planned for the $100 million Union Square mixed-use university campus. It will be a joint campus for all of Greensboro's Universities and colleges and will be a part of an overall plan for a downtown university district similar to whats been done in Spokane, Washington.

The Wyndham Greensboro and Roy Caroll's mixed-use hotel project could be open in time for the grand opening of the $65 million 3,000 seat Steven Tanger Center for the Performing Arts also being built downtown. Demolition on part of the land for the PAC has already begun.

Greensboro city council approved giving nearly $2 million in incentives towards the Wyndham Greensboro hotel project in downtown. This paved the way for the project to move forward. Construction on the hotel tower will begin this spring and will open late summer/early fall of 2015. The hotel will be located across the street from the International Civil Rights Museum where the Woolworth lunch counter sit-ins began in 1960. The tower will have a rooftop patio for a hotel guest social area and events. It will likely be where the PGA golfers will stay during the Wyndham Championship in Greensboro.

Greensboro developer Roy Carroll plans to start construction on his downtown $50 million mixed-use hotel/retail/luxury apartments project called "Bellemeade Village". The plan calls for four 6-story mid-rise apartment buildings and a 6-story Hyatt Hotel to be built across the street from NewBridge Bank Ballpark. The project is so large the developer is asking the city to close part of a street. The apartment amenities will be what you would find in $300,000 homes and leasing rates will start around $1,300 per month. There will be a total of 300 apartments and the hotel will have 100 rooms. Other amenities include a pet spa, outdoor fitness center, rooftop clubhouse, two rooftop pools and a third roof pool at the hotel overlooking the ballpark. There will also be street level retail and restaurants below the apartments. The project location is also about a block and a half west of the site for the future 3,000 seat Steven Tanger Center for the Performing Arts and adjoining urban park. Roy Caroll said the development is meant to resemble a New York City block. Demolition on the properties has already begun and construction is slated to begin this fall. The project will take about 18 to 24 months to build. This is the first of four hotels planned for downtown Greensboro. A Hampton Inn and Suites is being planned along with a 12-story Wyndham luxury conference hotel. A fourth hotel is proposed for Union Square, a planned downtown mixed-use university campus where all of the city's universities/colleges and Moses Cone Health System will collaborate and hold classes. The campus will have state-of-the-art simulators to help train future nurses. The campus will also be the first phase of a planned downtown university district which will likely blend in with UNCG west of downtown.

In addition to Roy Carroll's development, another developer is building a 4-story apartment complex overlooking left field next to the ballpark. The complex will be called "The Greenway at Stadium Park" and is currently under construction. The Greenway at Fisher Park Apartments near the ballpark were completed in 2012. When you combine all three apartment complexes, thats about 600 apartment units around the ballpark which means more than 1,000 people will be living on property bordering the baseball stadium.

Glad to see Greensboro growing. Would like to Greensboro and Winston Salem population to grown over 300,000.

Greensboro is not that far from the 300,000 population milestone. Estimates today are around 280,000. Greensboro broke the 200,000 milestone back in 2000. Cities start reaching "major city" status once they pass 400,000.

Yet another hotel is under development in downtown Greensboro. The city will be getting a new downtown Hampton Inn & Suites.

I must say I wasn't expecting the hotel to be this tall. I was thinking 4 stories max. This projects a done deal. CN Hotels purchased the site in December and recently applied for a building permit
