The foundation for Pinewood Plaza on Pinewood Road in Findlay Park has been installed.

The only confirmed tenant so far is Pita Pit, #4 for the metro area…..

Draft proposal for the Winter Wonderland Park (Peak Park) off of Gunningsville Blvd. This will be behind the (proposed) Dr. McManaman development, and near the Sobeys in Findlay Park. If you are still confused, this is where the current tobogganing hill is.

New McDonald's Set to open November 1st

Was in for usual coffee fix, was talking to long term employee about how small the new location seems. She said we will know when it opens November 1st. It is to be similiar layout to the new Dieppe location.

Either way the new Riverview McDonalds is an upgrade over the current store!

Residential and commercial development planned for Riverview

Wednesday, October 15, 2014
Times and transcript

By: Eric Lewis
Location: A2

A new commercial and residential development is in the planning stages in Riverview.

Known as Dobson Landing, the proposed 22-acre project is located on vacant lands near the corner of Gunningsville Boulevard and Pine Glen Road, behind existing businesses on Pine Glen such as the Riverview Animal Hospital.

The project is expected to include roughly 100 low-to medium-density housing units,150 high-density units, seven acres of commercial land and eight acres of parkland or green space.

J.R. Daigle Engineering, on behalf of Mattie Capital Inc., has applied for rezoning of lands to allow for single-unit dwellings on smaller lots than are currently allowed in town and for changes to the town’s controlled access bylaw to allow for entrances to the proposed commercial area.

an interesting proposal.

This land is located on the southeast corner of the Pine Glen/Gunningsville intersection, immediately behind the Riverview Animal Hospital. This places the development close to other developments either planned or under construction such as The Fairways by Clayton Developments and the Town of Riverview's own Mill Creek Park proposal. In addition, it's within easy walking distance of the Findlay Park suburban commercial district.

I could see how this land could be quite desirable, but one has to wonder if the demand is out there for this proposal, especially with other suburban developments in the town, especially in East Riverview.

Don't get me wrong, I'm all in favour of this, especially since it is planned to be a mixed use relatively high density development. It would certainly help to solidify Gunningsville Blvd as the Riverview equivalent of Dieppe Blvd across the river, and Lord knows the town need this boost to the tax base. The only fly in the ointment is whether or not the demand is there to justify this......

PS - I really like how they propose to continue the Dobson Trail along the edges of Dobson Landing so that it could eventually extend all the way to the Mill Creek Park area.

Here are a couple of better images of the proposed Dobson Landing development on the SE corner of Gunningsville and Pine Glen

Apparently the new Riverview East K-8 school is already near capacity, despite being only 2 years old. They are exploring options such as rejigging school boundaries with the other three elementary schools in town, but the DEC says that looking at growth projections for the eastern portion of the town, that it will only be a matter of time before they either have to expand this school or build another new one.

There is no question that the eastern portion of Riverview has benefitted tremendously from the new Gunningsville Bridge, and that this is where the vast majority of new housing construction in the town is occurring. With downtown Moncton now only 10 minutes away, this is one of the most attractive places in the metro area for new home construction.

They've done the same thing in the north end! You'd think that they would have looked at the growth projections and built schools to be big enough to reach capacity in like 10-15 years not 2-3 years. This is just very poor management!

It's a classic problem caused by urban sprawl. A city's population grows enough that a new school is needed. A site is chosen at the very fringe of the community because it's (rightly) assumed that everyone will flock to it. They do. The school is packed. The whole neighborhood is made up of young families. Problem is, they stay there and eventually the number of kids plummets as they age. Wash, rinse, repeat.

Meanwhile we have existing schools older parts of town that are perfectly fine but sit half empty.

The North end should have its own high school. It should be built to replace Harison Trimble. Then students in the western portion of Moncton centre could go to Bernice Macnaughton. The east side should have a true replacement for Moncton High and then the Elmwood and Shediac road areas could go to the Royal Oaks High.

Another image of the proposed Dobson Landing development.

This one is interesting in that it shows the types of buildings under consideration by the developers. The proposed apartment buildings in particular are intriguing. It appears that they will be of concrete and steel construction and will be 5-6 stories tall. Also, Benson Street is designed to be a boulevard for part of it's length with a center median.

This concept seems very similar to the failed development project off of McLaughlin drive in Moncton.

I agree, although Dobson Landing is not as ambitious as the failed Hall's Creek development was, and is more realistic is size and scope.

The Gunningsville Blvd area of Riverview will be the section of the town that will see the most growth in the next 20-25 years, and Dobson Landing will be ideally placed to take advantage of this.

Of note, the town of Riverview is currently debating it's budget and two items in the five year plan will impact this section of the town. The first is a new $13M operations centre that will be built on a newly constructed street off of Gunningsville Blvd. The other is the construction of Bridgedale Blvd, which is also anticipated to occur within a five year time frame.

I have a strong suspicion that Dobson Landing will succeed when Hall's Creek failed. It might not look exactly as pictured above, but this land will be developed.......

This project will succeed for the simple fact that it is a smaller, more compact, better designed project in comparison to the others. Its close to already developed land and should compliment the area.
