All I'm saying is that
if TNS is chasing tenants, and
if, as assumed above, the future for Hull's site is a potential parkade (which I doubt), the surrounding parking might not be convincing enough because TNS is courting potential tenants that pay big bucks (RWB alone would not fill any prospective redevelopment sufficiently). They'd say "I'll just go to 360 Main, which is essentially brand new with tons of parking and cheaper".
If I were to check in at the Fairmont Royal York in downtown Toronto at 10 pm, and am both hungry and tired, I'd call room service. They wouldn't dare say "there's a fantastic restaurant across the street".
Regardless, I think this parkade is a phantom scenario.
