Glad to see this thread created, I might have to stop being lazy and take a few pictures. THe Burquitlam area in particular is really changing fast. Although it is more the 'quitlam' than the 'Bur' that is changing.

I was driving up North Road with my son a little while ago, and he asked me, 'which city is on which side of the street again?'

So I told him, Burnaby on the left, Coquitlam on the right, and then he paused for a second, and then he asked, 'Is Burnaby poor?'

One advantage Burquitlam has over other some other nearby areas (such as central Coquitlam or Lougheed) is that it doesn't have the oceans of parking surrounding malls and big box stores and giant 'plazas' to overcome. Once Burquitlam Plaza gets developed (hopefully starting soon), you'll have a pretty urban, walkable neighbourhood, where there was once just a stroad surrounded by gas stations, strip malls and a few low rise rental buildings.

I bought a condo in Burquitlam and so did my brother and his gf. Possession date is a month from each other.

They were also looking at Brentwood but for the extra cost of Brent you get far less nature, more industry, cargo train tracks and a highway. In Burquitlam you have far more nature, all the sky train lines converging, cheaper per square footage and a fawkkkk ton of new towers coming online in the next few years.

I also work close to Burquitlam so this will be exciting. Can't wait to move in.

Will Coquitlam see its first encapsulated mass timber building?
A total of 204 homes are proposed for two new rental buildings in Burquitlam.
Staff reporter
Mar 27, 2023

Quote:
Burquitlam may soon be the home of Coquitlam’s first encapsulated mass timber building (EMTB).

Tonight (March 27), city council is expected to give first reading to a rezoning and Official Community Plan proposal that would see a 12-storey tower — using engineered wood products — and a seven-storey wood-frame mid-rise close to the Como Lake Avenue and Clarke Road intersection.

The plan by the applicant, WG Architecture Inc., for the 0.85-acre site is to construct 199 market rental homes plus five below-market rental units at 820 and 826 Dogwood St. and 615/617 and 633 Lea Ave.

If council OK’s first reading, the bid would move to a public hearing on April 24.

According to a city report, the development would consolidate two single-family lots, a duplex property and a detached fourplex to make way for 204 homes, including 21 three-bedroom units — meeting the 10 per cent requirement by the city for larger suites.

Park hedge to be removed for proposed 'family-friendly' apartment in Port Coquitlam

A Burnaby developer is seeking approval to build a five-storey apartment building near downtown Port Coquitlam.
Diane Strandberg
Mar 24, 2023

Quote:
On Tuesday (March 28), Port Coquitlam council will be asked to approve a development permit for a five-storey apartment, proposed to be built on three lots next to Elks Park at 2352, 2358, and 2360 Shaughnessy St.

The building would provide 30 units of housing, ranging in size from 516 to 882 sq. ft.

As well, 12 of the units — more than required by the city under its 2018 policy — would be "family friendly" because they are either two bedrooms with a den or three bedrooms.

SpongeG, thank you for the updates. I really wanna see the numbers for the Skytrain ridership let's say in 5 years from now, once many of these tower are built and occupied. And UBC extension will be completed by then...hopefully we'll see 4 car trains by then.

Yes, great update. Having the millenium line extended to meet the Canada Line will definitely make a huge difference in making South Vancouver / Airport / Richmond much more accessible from tri-cities, so along with the ongoing development should be a big boost in ridership.

Some of the initial Burquitlam redevelopment was replacing old rentals with new condos, so not much ridership increase despite the increased density, but now it is getting into taller towers along Clarke, and the off-Clarke projects starting to replaced SFD's so much bigger net increases in ridership potential with the later develoments.

Ledingham McAllister Unveils “Straford Wynd” Master Plan in Coquitlam
Quote:
Ledingham McAllister has submitted their master plan application to the City of Coquitlam for “Stratford Wynd”, an 8.0 acre site in the City Centre area of Coquitlam. The site is currently occupied by a 113-unit rental townhouse development built in the early 1980’s.

The site is designated in the City Centre Area Plan as Medium Density Residential.

LedMac is proposing a medium density residential project with nine buildings in eight phases, including one highrise tower, and several midrise/lowrise buildings. Details include:

1,113 total residential units;
978 condos;
135 rental units;
57 space childcare centre;
2.61 FAR total density;
an extension of Kensal Place to Inlet Street;
$25 Million in DCCs and CACs.

Central Broadway C-3A allows 3.3 FSR without a rezoning, and more with a rezoning (as this is). The Broadway Plan allows much higher densities along the corridor. The 2538 Birch rezoning is 10 FSR, and the Granville station tower is 12.16 FSR.
