The 40 story hotel might be built by 2015, but the 65 story office complex won't be built any time soon, if at ll.

From that last article:

Quote:
If all goes to schedule, the project would complete entitlements by March of 2011 and demolition of the 1952 hotel structure would start at the end of the year. The new 560-room hotel, which could include 100 residential units, would open in 2015.

The timeline for the office component is a little more dependent on market and economic conditions.

"Obviously the unemployment situation has to pick up," said Jim Thomas, CEO of Thomas Properties.

...the project will need to achieve commitments for at least 50 percent of its office space before moving forward.
Sounds reasonable.

Super misguiding. They need 50% of the space in the office tower reserved to go forward, like the guy above me said. Since this is a Korean based project, they will be shopping this around in Korea, where the recession didn't hit as hard as it did here. I would think that construction of the office tower will commence in 2012, if not sooner.

Sounds like the smaller of the two (hotel/residential) would be built either way...

I just don't get why LA attracts designs like this. It's so cheap and unimpactful.

hmmm... I find the design beautiful. It's not original or innovative but it should still make a resounding impact on the city's image and skyline. I especially love the base, with all the art and displays going on, and the plaza where people can socialize

As opposed to other world cities that have NOTHING like it in their inventory? (BofA Twr, NY)

Its actually quite an intriguing design and so very different than anything in DT today. Its the first large scale structurem in LA designed in the new millenium style. Its shape is meant to invoke a sail on a ship. I mean, One World Trade Center looked dull in many of its renderings, but I think it's shaping up to be an extraordinary tower.

As far as its construction, its rare for any tower to go up these days without at least 50 percent leased, so its nothing unusual. Again, as I posted before, I think that if they market it correctly, they could lure firms and business not just from other downtown towers, but even in Century City, Mid-Wilshire, or beyond. It would be the newest tower in DTLA in 18 years.

That is accurate, and I stand corrected. Considering where LA was prior, we have the Ritz, Concerto, Watermarke, hell even Hanover or whatever its called now, and the South Group. All done in the last 5 years.

I am excited about this proposal though. I mean, even the hotel tower is supposed to stand 750' feet tall. That is right there with the 777 Twr and what used to be Sanwa Bank. That's a prominant structure all its own. I really do hope they push for the office tower. The city may not 'NEED" a supertall, what city really does? But its the most prominant and interesting structure proposed since the US Bank tower, so Im kinda giddy.

^ Really? A 45-story hotel tower will be 750 ft. tall? Do we have diagrams showing that? The Ritz is 53 stories and only 630-something feet tall.

^Yeah that's a big difference. I was thinking something like 12 ft per floor so 540-550 ft or so and maybe up to 600 with a larger lobby. Still not bad at all.

To answer your question, the diagrams on the first few pages of this thread show that the hotel tower reaches 750'. I think the discrepency in the floor count to height is the hotel sits on a 168' podium, therefore boosting it up to an exagerrated height for its floor number

^ Wow, hard to believe, but the diagrams show it. Even with a very tall podium, that's a high floor height for a hotel. But hey, a 750 ft. tower is nothing to sneeze at. And that's the short one for this development.

It's funny how the shorter tower hardly ever gets talked about, yet at 750' it would tie 2 Cal Plaza for 3rd tallest building in LA.

Hopefully, this project goes through. California needs to attract more businesses.

This has cleared all the red tape and is only awaiting financing right?

No, it still needs to be approved by City Council. And it has funding already.

Thanks again

Honestly I know things move slowly but I'm itching to know more about this one.
