Casino opening

I believe today is the day the O'odhams open the doors to their Glendale casino.

Still no gaming license, so just bingo for now.

The state's AG is threatening to shut down every casino in the state if the new casino gets a license.

They only have Slot Machines based off bingo technology. They do not have Bingo or Table Games. I've been there twice and came away happy both times.

Also, it's interesting to read about a divide between "old" Surprise east of Grand Avenue and newer developments west of that road. It's easy from a Central Phoenix perspective to see all of Surprise as a sprawl stereotype, but classic "wrong side of the tracks" divisions can arise even in outer suburbs.

IKEA announces plans for Glendale store

We have another IKEA store in West Valley. A new store is on Bethany Home Rd & Loop 101.

Excellent high visibility location adjacent to Westgate and the Cardinals stadium. However, I bet American Furniture Warehouse cannot be too pleased with that announcement. That will put IKEA practically next door to them. Good for the consumer though.

And, many of IKEA customers live in apartments so I'm sure they've done their due diligence and expect a lot of apartment growth on the Westside. This is definitely a confidence move on conditions in the Valley.

Old Town Peoria hotel gets new life

The first and second floors — currently trashed with plywood, ripped walls, nails, dust and cat feces — will house eight to nine rooms, Halbert said. If money allows, the third floor will be redone into an event space with a bar and open balconies, he said.

Halbert, who bought the property for about $160,000, said he plans to invest about $300,000 in the property.

Microsoft in Goodyear

It's all still hush hush right now. but more news should be coming next year! Very exciting if its high-tech jobs for the West Valley.

GOODYEAR, AZ (3TV/CBS 5) - The land just south of the Goodyear Airport is just dirt now, but that dirt is getting a lot of attention.

In just a few months, construction will begin on a new tech center there.

The 280-acre piece of farm land is officially owned by Microsoft, according to public records. But plans for its future is still under wraps.

Goodyear city officials calling the project ‘PHX 10 - 11'

Monday night, Goodyear City Council members unanimously approved to change the land's zoning from agricultural to light industrial.

That means something big is coming.

"We've been strategic, we've had things in place, and we've just been waiting for the day this would happen. and it's happening,” said Goodyear Mayor, Georgia Lord.

In the past the east valley has gotten the attention of big tech companies. Microsoft already operates a data center in chandler.

Now Lord is happy to see her side of town getting a piece of the action.

“We just happen to have the big mass of land and we have the infrastructure to go with it. so it makes a difference,” said Lord.

Attorney Jordan Rose represents the land owners. Like the mayor, she can only share so much about the incoming project.

“We are thrilled to work with Goodyear and we look forward to moving forward so very excited about the city and the process and the staff here has been amazing,” said Rose.

The new zoning allows for the construction of a 6 story building. But exactly what that building might house is still a mystery.

"But just to say that in 2019 you're going to see some dirt move,” said Lord.

Looks like the revival of Hassyampa River Valley Development has returned.

This massive development is technically in buckeye but on the opposite side of the White Tanks fully an hour or so from Central Phoenix without Traffic.

I cant imagine this ever really existing as part of Metro Phoenix, it will statistically like Maricopa, Wikenburg and Gila bend (or our new and hilarious CSA which includes Payson). But I imagine it will functionally be a satellite town/city like Maricopa etc. However it is a massive plan. 300,000 people full build out ~30 years

Its designed to include a future I-11 Alignment through the valley which would continue south along SR 85 past the I-10

37,000-acre master-planned community in far West Valley moves forward

JDM Partners LLC and El Dorado Holdings Inc. are partnering on the project, called Douglas Ranch, which Colangelo said will be the largest planned community in the western U.S.

"When you add the I-11 proposed interstate that would connect Las Vegas and Phoenix, you're looking at a project that would create $30 to $60 billion of economic impact," said Colangelo, who is a partner with Phoenix-based JDM Partners, one of the largest land owners in metro Phoenix.

Jim Kenny, president of El Dorado Holdings Inc., said the partnership has invested $25 million in planning efforts for the project over the past decade.

"We're ready to bring 1,000 lots to the market in the next year and a half," Kenny said.

Water and sewer will be provided by the city of Buckeye, while electricity will be provided by Arizona Public Service Co.

"We've owned the property for a long time," Colangelo said. "Now we're in partnership with El Dorado. We're getting prepared for what's coming."

Because of the tremendous growth along Loop 303, which is east of the White Tank Mountains, the time is ripe for the development of Douglas Ranch, Colangelo said.

"We are now starting to plan plotting because the interest is starting to build and grow," he said. "We're excited about that."

Financing for the project can come from a variety of sources, including outside investors, said Chris Grogan, a partner with El Dorado Holdings.

"We're looking for the right partners and the right homebuilders," he said. "We're interested in talking to interested partners."

This is so far off in the future guys...think 30 years. No way this builds out any faster than that.

If the metro area is going to double in size again over the next 30 years - as MAG projections show it over 8M by 2050, then areas like this will emerge.

This is just north of Bill Gate’s investment in Belmont - so could be interesting to see how it evolves over time...

I want to know what kind of water rights go along with this land. Can’t be Colorado River water...
