The Transwestern development behind the library is now called Portrait on Hance Park, not City Cener on the Park.

I'm somewhat skeptical of an actual project here, more prepping the site for development. Ironline has held onto the site for two years and it looks like it's for sale on their website.

100' could easily accommodate 9 floors. That puts it a couple floors taller than Edison. I'm OK with that for a quality development. I also don't think Midtown is ready for a new high-rise just yet anyway.

Is it possible the rezoning request could be due to a pending sale?

Most likely to put the framework in place to market the parcel to someone who would want to develop it. A lot of land owners fell that now is a great time to cash in.

Oh ! I was wondering what was going on there, For some reason I thought this project was next to the original but its over by Alta Filmore.

Well then what is going on down 5th ave across from Alta Fillmore? tis fenced off and the buildings there have been flattened.

No its south of the Fillmore site and there is some other property in between what I am talking about and the Fillmore lot(s).

319, 325, and 333 N 6th Ave do in fact have active demolition permits.

I don't see evidence of an actual project other than clearing the lot because the project a couple are attached to only has RDEM permits. However, it looks like a new owner is clearing the site.

The house at 325 N 6th Ave looks very old, like pre-1900 old. Shame.

It's a Toll Brothers project. 6 level apartment/townhomes on the L-shaped "lot" along 6th Ave and along VB btwn 5th Ave and 6th Ave.

Toll Brothers also has plans for a 4-story (wrapping a 6-story garage) 256 unit apartment building at 31 W. Thomas Road, similar to Alta Thomas. A bit denser than Alta Thomas at 74 DU/acre.

Midtown Construction Update

Went around Midtown and grabbed some update pics today. Here's a few...

And it's as real as it gets without having been built.

.....and Tempo looks generic and like crap...from the outside at least. Not impressed.
