Thanks for the update!

Elle is a sad case in how a good basic design can get killed by poor details. Especially sad since Integra Architecture + Regent International (the developer) produced the Paloma towers, which are some of the best in Richmond.

-WTF is with those blank grey panels at street level. No city should ever approve this.
-The podium overall is a clumsy mess
-Bare aluminium window frames on the punch-out windows ruin the clean mass of the concrete element

This makes for a painful contrast with the Storeys *social housing* tower nearby, also designed by Integra.

I think it looks pretty good.
Not sure what behind the spandrel at grade though.
Could be an amenity space?
