/\ Probably to pretend like their penthouses will overlook the Bank of America building. Chase looks monstrous (especially compared to bofa), I'll have to assume their scale is way off.

US Bank Tower is 409 ft correct?

That scale has to be off...it shows 44 Monroe a good 3 floors higher plus the design structures on top...that would make it what...450ft+?

^ The camera's perspective could also be an issue in that photo.

Thursday, I went to the headquarters of the developer to try and get better height info. I ended up having to leave my card. I've yet to hear back from them.

I understand the first 7-8 floors should be parking right...but shouldn't it still be shown on the model? So if you buy a condo on the 9th level, you wouldn't be at street level.

Yeah, the first (lower) floors of the tower are hidden... there is a parking garage to the north of the building. The bottom floors shown aren't ground level, they're 7-8 floors up. This model is very incorrect, because all of this isn't really shown well.

Look harder, they are in the model but the you cant see to the ground becuase of hte other buildings in the model.

Oh I gotcha...what looks like the ground is actually the roof of the parking structure north of 44 Monroe.

The rebar is well above ground level and the 2nd floor forms are being set in the NE corner.

Just got off the phone with the principal of Grace Communities - he finally called me back. Main roof height will be around 370 feet and the crown, if built, will top out at about 406 feet. The crown may not get built - depends on the ultimate cost. I have to go change the entry at ss.com. He is approved all the way up.

He re-iterated "third tallest building in Phoenix" and I gently corrected him. His will be the third tallest in downtown, but the Qwest Tower at Thomas and Central is 397 feet. That makes him the fourth tallest in the city, and that title won't last for long. W will push him to fifth, and City Centre will push him to sixth (both being very likely). Cityscape's two tallest towers, if built, will push him to seventh and eighth, and there are other speculative towers that might push him back to tenth or eleventh by the end of the decade. He finally said that this was disturbing and I told him he should have built to 550' then. We both then laughed.

I pointed him to our website here and my photos website. He especially liked the 2009 hypothetical rendering of downtown Phoenix.

It would be a shame if the building's crown is scrapped.

Grace Communities is also having trouble with the parking for their Professional Bldg conversion. The small pad where the fleabag Golden West hotel stands would somehow have to function as both underground parking for them and the site of the so-called Sliver Building. The costs really start climbing for condos there - well over $650/square foot.

Don, thanks for the info! I also really hope the tower tops out at 406 feet, that would be very, very nice (spires can do so much for a skyscraper...I mean, the Petronas Towers beat out the Sears with 33 extra feet of spires). I spoke to a source from the City of Phoenix, and the person said that since the tower is now at street level, it will rise one floor per week beginning this week. So, sometime in about March, the tower should be topped off.

That is really a shame...370' would put it barely above the height of the Sheraton hotel and a good 100' shorter then Chase Tower?

I was really hoping this would really stand out in DT Phoenix.

Totally agree. But, I'm happy it's going up. I think it's a nice looking building and 370 is okay. Still, I'm a bit bummed.
