Not necessarily. Only the purchase price ($30 million vs. $40 million) was contingent on upzoning, and not the sale itself. They may have escrowed the additional $10 million, or just agreed to pay it later if the rezoning is successful.

Come on CMX-5.

It's never apples to apples--but the Residences at the Ritz has 270 total units, if this wins zoning approval they are looking to propose over 400 units.

This thing is going to have some serious scale.

What is Southern Land Co's track record like? I would think they'll see things through if they're plunking down $30-$40m for a lot.

Well AFAIK they're also doing 3601 Market so this wouldn't be their first Philly foray...

To the extent it means anything (probably doesn't mean much) the property is now listed on their website with contact for retail leasing information.

I had written about this last week in the main development thread. They are a legit company with a track record; it's just not a great one.

Yeah, 10 Rit is definitely some of Stern's worst work. But I would love to see something like 30 Park Place rise there. What a classy, timeless building. Something like that would be perfect right by the Square.

I'm guessing the latter is not feasible as Philly condos will not be able to sell at a price that makes cladding in limestone as opposed to precast concrete feasible. But a building like 30 Park Place would be great there.

30 Park Place is classic, but I personally would like to see a modern glassy skyscraper on the square. Architectural diversity is a good thing! And the square already has many styles. And of course, we've seen what happens when builders try to replicate pre-war styles with modern (read: cheap) building techniques. It never works! I always appreciate when a builder tries to step out of the city's stodgy traditional red brick constraints.

To each their own. But we don't have anything like 30 Park Place that's been built recently. Everything going up in Philly is a glass tower (or some bastardized design like 10 Rit). At the end of the day, I'll be happy whatever it is, as long it's done well.

I hope one day - this last open parcel off Rittenhouse Square gets something like this - or the building to the right ------- and not mediocrity. Only time will tell.

I think we're realistic looking at about 425' and 250' towers here.

Maybe 525' and 300' if they get the zoning variances to build higher. Praying for something around 625' and 400'. That would be killer.

Nice...pretty decent height when compared to the more recent 10 Rittenhouse highrise at 397ft.
