Definitely will have to be rezoned. First phase is already zoned. Second phase may be as well or just need a minor variance. Could be a while.

If it's under 200 meters or around 200 meters that shouldn't be much of a problem, although it will still be the tallest building on that side of the city, by a country mile.

I guess that's the issue. The city doesn't want something massive sticking out like a sore thumb.

Well Massey Tower will be 208 meters, and is just two blocks over.

Pace at 146 metres is also 2 blocks away, and Y & R at 156 metres is also 2 blocks away in the other direction, and Spire at 150 metres is about 2 blocks away too.

Ya I don't see height being much of a problem for that site. I think any developer willing to take on that location will be given some wiggle room with height and I'm sure most land owners and business owners in the area will be glad for the development to happen.

I just mentioned the existing or U/C towers off the top of my head, but there are also a good half dozen between 100 and 200 metres proposed in the vicinity as well...

I just don't see an area with mostly rental units rooming houses and shelters kicking up much of a fuss over building heights and shadowing. Any development that will lift that area out of its stagnant growth climate will no doubt be welcomed by surrounding property owners. Maybe even the taller the better to signify change.

The area hasn't been void of development over the course of the boom. That applies a few blocks north and east of here

Wow. A Pace type height may work here. The height under consideration in the rendering will tower well over a Pace type height. The only comparable is Massey which is on Yonge; the new axis for the north/south skyline.

Well, some good news and some bad news from Vancouver.

One tower has been reduced in height (falling off this list) while another is actually taller than originally thought.

First the good news (great IMO because I love this design) First Baptist Church development is 10 meters taller:

Now the bad news, the "Jenga Tower" (1500 West Georgia) has been reduced from 152 meters to 133 meters.

It will still be tall for the area, but still disappointing to see this one get knocked down 20 meters (and off this list).

The list on page 1 has been updated.

The One drops to #2.

The 33 Gerrard W Complex was reduced to 3 towers, of 86, 75 and 50 floors. I estimated the heights of the 2 tallest at 268M and 243M.

Several new towers on the list now that require entries in the database:
Marriot Courtyard - North Tower 220M, South Tower 160M (already has a database entry for the 16 floor hotel)
771 Yonge St. - 161M
245 Queen E I - 160M
Georgia @ Pender in Vancouver - 157M

I'm not changing the One or 33 Gerrard in the database just yet. It is just Interchange's word as reliable as it is. (unless I missed something)

I'm sure Georgia @ Pender is in the database. (edit** didn't have an assigned height)

Wow. Caught up on 6 months of community reports and it's still not enough! Crazy times.

Took a look at the architects drawings for 245 Queen. The 160 metres doesn't include the mechanical. Quick measurement suggests all 3 are over 150 metres.
