Dallas highrise developers need to step up their game like this developer is doing. Every building should be unique and interesting.

Here is a heat map of urban residential developments proposed or under construction in and around central Fort Worth with a minimum of 15 units. The total number of units in this area is around 8,800.



The bright red node is part of the 1,200 units going in as part of Left Bank.

The far west area is the new developments as part of the River District.

A large cluster is going on along Summit with a few different developments totalling around 1k units in that area.

The Samuels Ave/Hillside area has approx 1,200 units going in over a few projects.

The northeast corner of Near Southside has around 1,300 units going in the area around the rebuilt S. main street.

A few areas have "visions", most notably the Trinity River Vision which proposes a full build out of 10k units. Projects on the map are only projects which have been recently and seriously proposed.

That was the main issue with it, not necessarily because it was a "Sams". To sum up what happened with this so far:

1. 12 story building gets demoed in dense/urban area.
2. City changes zoning as suited for developer.
3. Developer proposes suburban shopping center.
4. Neighbors take issue with this. Demand city intervene.
5. City declines to intervene to avoid getting sued by developer.
6. Local Association forms and sues Developer
7. Association wins. That's where we're at now.

Thanks for the history on this, guys. I'm glad to hear that the suburban-style development fell through. I agree that Sam's isn't the enemy of urban design - they could definitely fit in if designed appropriately for that part of town. Same with Target and other stores.

I live in China and we have a Walmart across the street. It takes up the 2nd and 3rd floors of a 5-story building in a large, pedestrian-oriented shopping and residential area. It's a five minute walk from my place. I came from a small town in Central Texas where the parking lot of Walmart could rival the size of Rhode Island. It's cool to see how stores can adapt to different environments if they really want to.

If that is the true rendering for AMLI Fountain Place, then Dallas is getting a knockout residential skyscraper. It's rare to see a residential tower that actually looks good and compliments a global icon such as Fountain Place.

I was in Dallas and Ft Worth over the past few days and the amount of construction is pretty staggering. Uptown Dallas has made a huge impact on the skyline and feel of downtown.

Cityplace tower has been dark for the last couple of weeks now.. tonight I noticed it is light up again and it looks like the lights are white rather than yellow. I am glad it's back! I am loving it!

Yes this is that CVS, I believe CVSs' like Starbucks are the most bittersweet retail growth in the central Dallas area due to them adding neighborhood amenities but having little regards for urban impact whenever possible. Luckily the trends by these companies don't seem to be unique to Dallas, the city just needs to do more to stop things like this.

Irving developer to begin new luxury community near Las Colinas' Lake Carolyn

The 286-unit high-end community, called Jefferson Eastshore, will sit blocks away from the soon-to-open Irving Music Factory and the Water Street mixed-use development upon completion of construction, which is slated for fall 2018.
