We might have a flurry of starts this month.

The two-tower 1200 Stewart project got drill rigs last week, which sounds like shoring will start. That's twin 44-story residentials and multiple retail levels. They're updating the permits to go from 40 to 44 stories and delete a below-grade parking level...something like 1,000 units and 700 spaces though I'm confused about versions (might be more like 900 units?).

The 40-story 600 Wall apartments fenced, removed the parking lot equipment and a giant billboard, and added signage. No activity yet but they said they hope to start shoring mid-month a couple weeks ago.

The 40-story 2014 Fairview apartments got a revised shoring permit I think a couple weeks ago (reducing the below-grade parking) and has a tiny excavator onsite that might be related to utility relocations. They tore down the former building months ago.

The two 33-story apartments at 707 Terry could be days from a shoring permit, though it's unclear. Fencing and equipment are onsite.

(The City of Seattle just adopted a HORRIBLE website for tracking these things. You can't watch the progress of an individual permit anymore...it's just "reviews in process" until it happens.)

Seattle really punches above it's weight considering it's just now approaching the 4 million residents mark. The skyline is very impressive and easily competes with metro areas that are much larger.

Gotta love it. The amount of activity is bonkers, just bonkers. And its been going on for the last couple of years too!

Seattle's little cousin Bellevue is seeing some nice activity as well.

Eight years. Or six if you prefer. The first groundbreakings of this boom were a little flurry of apartments starting in mid-2010. By 2012 it was getting to be pretty epic.

In May I posted that six significant residential towers appeared to be close to starting. So far three have started (600 Wall and 1200 Stewart) and the other three have been inching closer. 707 Terry got a shoring permit 6/26. Concerns include a softening apartment market and rising prices. Other reasons (which can be nearly infinite in variety) might include availability of contractors to perform the work.

I've highlighted all the new towers that have popped up within the last 5 years or so. I think this would make most cities jealous.

Awesome, thanks. That's a good start, but you could put another 14 or so highrises and some shorter buildings that could be in yellow including current construction (ok, some more like six years). A few are in yellow but shouldn't be.

Spire is on 10,700 sf, or less than 1/4 of an acre. That's pretty small for a 40-story residential tower. We have another one underway on an 8,365 sf site at 2nd & Stewart. But Spire takes the cake for units per acre...352 units, or 1,433 per acre.

It's a condo, and they're doing more parking than most buildings which are rentals...315 spaces, served by valet using a mechanical system including some stacked spaces. Frankly I'm surprised they're not doing 400 rentals with 100 parking spaces given the difficulty of the site.

Looks like a modern take on PoMo. Perhaps it fits contextually with the surrounding area?
