Kansas City #3 - Beacon Hill

Beacon Hill is a redevelopment area southeast of downtown. It's located here on Google maps. It's basically an area that had gone downhill for so long it became essentially abandoned and thus became relatively easy to redevelop. Most of it is new stuff but there's still some older houses left over and in various stages of being fixed up.

I went there over the weekend to take some pics. I might occasionally go back there for updates.

From the project's website, here is the plan. Basically the NW corner is done, they're starting things to the south, and across the highway to the north I think might be the last part.



Welcome to Beacon Hill! This is the square at the north end of Forest Ave, looking south.

They've got allys.


The block just to the east of Forest Ave has a mixture of old and new houses. Mostly new, though.



These old ones are still a work in progress.

Townhouses along the south end of the houses above coming soon. You can check out the project website at the URL shown on the billboard.



Just to the left of the pic above, here's some existing townhouses.



Might be hard to tell from this pic, but this vacant site here across Troost looks like a prime redevelopment site!



This is a row of student housing along the far NW part of the project. Students go to a medical school a couple blocks away.



Just to the east of the project is a large new-ish apartment complex (not part of the project).



Going south, this is a view of the light blue area on the map, looking from the north to the south. An ordinary street block, except that all the houses have been long torn down. Lots of room to grow!



A block to the east of the pic above is a street with a mixture of old houses, new houses and vacant lots.













A guy working on his house at the left.



At the south end of the project are these apartments, some of which are actually reproductions of buildings they had to tear down. It's a bit removed from the rest of the project, for now, and while I don't go by there often so I'm not sure, but it looked like construction had been stalled on this. Or at least going very slowly. I'll have to stop by again in a few months or so to see what's going on.

I haven't been in that area in several months. The houses are going up nicely. Hopefully, that continues. Glad to see progress on the east side of Troost.

I visited this area again a couple weekends ago and decided to take more pics. It was almost exactly 2 years since I took the first batch above, and since this is a redevelopment area, I thought it would be nifty to have a 2-year-later update. There's been a huge amount of activity in this area recently.

The house in the middle was for sale, recently finished construction ...



So I went up to it and looked through the glass window next to the front door ...



Since this used to be an old neighborhood, it's got alleys ...







More new construction. Everything is modernistic ...



Well, almost everything ...



Some of the new houses are "neotraditional." But most aren't.



A few leftover old houses they're finally re-habbing (see old photos above).



The one I said above was for sale, was STILL for sale!



$575K

There's a main area in the northern part of the redevelopment area that's almost all new houses, except for maybe 5 old brick ones, and then to the south there's a redevelopment area, but that has more old (mostly bungalow) houses still there. These next several pics are new houses being built among the old ones.









In back of that section there's a whole new area they're just opening up. Along Troost Ave they're starting ground prep work for an apartment complex.

They FINALLY got around to re-starting work on the apartments at the south edge of the district I showed 2 years ago.



The rest of these are site prep for the new apartments, and I think some of this is also site prep for a new section of houses.









Nice bioswales they've installed along Troost Ave.

thanks for sharing. when i lived in kc this area was the source of endless potential and hype and not much action, nice to see results. i probably wouldn't recognize it.

The modernistic houses are really well done. I can see this area becoming a historic district in 50-100 years.

Bon, I'm not sure how "affordable" it would be where I live.
This type of things is expensive in inner suburbs where apartment buildings are the standard now anyway.
But this is a pretty good pattern to follow for single-family homes. I'd be more than happy if our remote suburbs did the same.

It's pretty much what they do in affluent residential areas of Germany.
Fine lifestyle.

IIRC, there were two more of those original buildings that were going to be restored, but they were destroyed in fires either right before construction started or just after they started work.

Also, here are some renderings for the apartments + retial project under construction. It will be 182 units plus 10-12k sq ft retail :





Also, just to the north of this project there is another proposal for 350 units + retail in 10 and 12 story buildings + townhomes. Although, word is that this will likely get scaled back (if it gets built):



And then just a bit further north, to the north of the UMKC student housing, there is an 89 room hotel project that I think is expected to break ground soon.

You're right, and I had even noted that at the end of my last post from 2 years ago.

Anyway, looks like they'll be nice apartments, probably won't be that long before more stuff starts spreading southward toward that area.
